So ex. Normal downlight 20-25 nia. This is more than 2x the price...

Bulbs are the responsibility of the tenant. Landlords won't spend double on it.

i am interested. why is warranty only 2 years if the life time is >20,000 hours?

i dont know much about lumens.
12 wattage LED lamp is equivalent to how many watt compact fluorescent light?

What is the amount of heat generated at the ad to dc converter for the led lamp? Heat will have to be cooled by the air-conditioner.
