    Default Time for Mass Market Condo?

    ladies & gentlemen, care to share your thoughts on a very much neglected mass market segment.

    When do you think this market will pickup?
    What is the expected highest PSF?
    Will it be the same or better compare to the last market upturn?
    Any advise for HDB dwellers?

    The mass condo projects that I ave been eyeing has already goes up the roof. The actual transacted price are still not very clear as URA is slow in releasing data. But, owners are asking 25-50% higher price for their units in comparing to just 3-4 months ago.

    Well, you've gotto compare apples with apples.

    If you're comparing prices of re-sold properties, they are often inflated by the enbloc potential. So best is to compare prices of brand new properties sold by developers.

    For these brand new properties, prices have hardly increased 30% from 10 years ago. For example, the cheapest condo in the past had hardly gone lower than $400 psf. I'm sure you can get new condos at non-prime areas for less than $520 psf today. I'm also sure average salaries have increased 30 % over the past 10 years. So the affordability of this range of condos has not changed.

    So for HDB dwellers, it's still possible to buy condos in non-prime areas before the rises in the prime areas spill over. Remember, the hype over the property market is really for the prime developments only. For non-prime areas, the 30% increase over 10 years has hardly kept pace with the increase in average basic pay of the Singaporeans.
