    Would u pay half a million dollars for 258sqft close-to-Geylang apartment?

    To be fair, it is freehold and opposite The Waterina, not exactly in the hot part of Geylang

    眾多財金官員好像排著隊為樓市發言,一方面說樓價睇不透,另一方面又說不排除再出招調控。各種物業價格節節上升,歸因於貨幣及信貸泛濫,與及物業供應低於市場需求,結果就是供不應求引發價格上升。
    政府過去推出的各種措施,每每都是以壓低需求為主,在提供新供應方面,只在2010年開始定期推地,由地皮到入則要一年半載,再由施工到落成要大約四年,換言之2015年才落成,提早一年預售樓花最快要2014年。所以筆者認為梁振英上場都不能對樓市動甚麼手腳,即使一上任就再加大力度推地,有得賣時都已經是2016年,下屆任期喇!再落多些招數,都是於事無補。
    大家可能要說,為甚麼董建華任期又可以即時推跌樓市?其實所謂八萬五,是港英年代已開始策劃及推行,董氏只是將之大肆宣傳及代為執行。樓少了無法變出來,樓多了也不能變走,如果期望梁振英可以像神仙一樣忽然變多些土地、住宅、居屋、公屋出來,將會是失望。
    那麼是否要一面倒看好樓市呢?其實除了政府收緊按揭之類可以壓低需求,還有一種力量都可以做到,就是經濟衰退──只要人們收入下降,能夠支付租金及樓價的購買力就會降低,到頭來就會推低樓價,這亦是1997年之後樓價輾轉下跌的根本原因,就是供應上升遇著需求下跌,現在這種背景因素並不存在,所以預期樓市顯著下跌是不設實際的。
    推測投資市場何時轉勢,往往是吃力不討好的,那倒不如計算投資產品是否提供足夠回報。正如李四叔說買股好過買樓,說穿了是因為港股市盈率只有九倍多,與高峰期的22至23倍比較是相當之吸引;而住宅樓的租金回報只有3%,不論望升望跌都好,長期來說都不值得這樣高估值的階段入市

    Much lesser FH/999LH MMs supply from developers now, except Geylang, compared to more than 1 year ago. Many are still available for sub-sale though. Let's see what happens when this batch of sub-sales is gone in another 1 year+ time i.e. end 2013.

    Pebble Lane resident T.Y. Wong was startled by a loud sound yesterday afternoon while he was in his living room.

    “I heard something crashing. It was a loud boom,” the 65-year-old retiree told The New Paper yesterday.

    Thinking it was a fallen tree, he went to investigate, but instead saw that a crane had fallen at the construction site opposite his home.

    The incident took place at about 2.30pm at a worksite at Lim Ah Woo Road, where the condominium Suites @ Guillemard is being built.

    No one was injured. Investigations are ongoing.
