in HK 1000+ project is considered better ... in Singapore 3xx units normally is lack of facilities / landscaping, I would say 5xx-7xx units are the best to strike a balance

Initially maybe, especially weekends, but later should become ok.
Also not everyone will be swimming at the same time.

The MC has to make sure that they do not approve swimming instructors to conduct lessons all at one time. This happened in my condo. But later they came up with some rules on swimming lessons on weekends.

Nothing wrong with showing off lah.
    I really admire Laguna.
Retired already can still buy condo for kids.
At this moment, I bet he/ she is having a scrumptious dinner in Hong Kong.

Wow that means 40% down with <15yrs loan. Singaporeans so cashrich no wonder new grads feel so priced out unless they have parent home purchase assistance scheme

I have already earned the respect of others, and there is no need for me to show off at all.

YOU entitle to your own opinion, it does not bother me at all.

I was told that the full list of options will be out in about 6 months time. so will we get to see all the options in the showflat?

Based on the max age the bank can loan. But anw, house is bought under another owner of younger age, the bank loan period can be increased

    I was told 4 months

I think the showflat for this project should be around for another 6 months.
But I strongly suggest u take pictures of all showflats.

I will pick marble flooring, but will go back to study again.

u asked a Q that I nvr tot of as I calculate that with 30% cash payment, the rental income should be enough to serve the mortgage of a 30 years loan.

Also, there is an element of forced saving for a shorter term as well.

Accompanied my friend to eco show flat around 2 plus just now. Update as follows for anyone who is interested

    - Showroom still crowded
    - 248 condo units all sold out! Condo showflat to be replaced by Soho showflat
    - In total, about 450 units sold stated at the entrance (do not know was its yesterday number or updated to today sales as today's Lian He Zhao Bao mentioned 450 sold based on yesterday sale)
    - FEO is giving 2% of purchase price as furniture voucher for yesterday and today to buffer the MAS regulation impact.
    - Furniture voucher redeemable when progressive payment for the next 10% for foundation is called for (likely in 2013)

Think its 12% quoted to my friend (10% base +2% HDB). Agent said
    - can 'fight' another 1% as vicinity discount though my friend stay in Toa Payhoh ha subject to developer's approval
    - 10% base discount to reduce to 9% from tomorrow
