    Solar Radiation is a killer through the glass. Becomes a greenhouse. People should go to the nearby hdb flat to check out the noise level from mrt train. Those not facing the track directly will still hear it as sound is reflected within the walls of the development.

    The ECO ad in ST beats all other ads ... 2 full pages WOW with price starting from 745k warning !!! Expensive must be good, long q must be good

    Notice 2br quantum same as Stellar RV but SRV is 2br MM

    The 8 river suites ad quite creative ...

    There are two ways to assess the sale
    1. % of sales vs the number of units launched
    2. % of sales vs the number of units available including those not launched.

    For eCO, I think should use 1 as not all units been launched, this is a fairer method for early stage of project sales.

    Just came back, wah piang got 2 foreigners swallow 31 units. Don't know whether project hot or the money hotter.

    @laguna, ur unit facing at that psf hard to beat. See Beh Ho !!

    Showroom was packed, lots of people viewing, have to squeeze around the showflat and had a proper chance to look at all the showflat, must say the material use is good. For the smallest unit, they are using marble flooring and luxe factor is high for a mass mkt project.

    Ok, thanks for the info. Yes, the update I got tdy is Ph1 sold and Ph2 just launched. Not sure how many units they released by was told about 250+ units sold, that is more thanb 33% of entire project in a few days!

    I find the 1+1 layout quite good but at close to 1400psf ... I am thinking I should just have bought a 1br at Archi. Hahahaha ....

    There is one PRC (but Singapore IC) bot 20 units on day 1.

    My unit is at stack 5, best 3 bedroom layout and it is a very very best layout at the best discount....ya, See Beh Ho....

    Look like cannot go tonite for the mooncake alr...so crowded....

    I was told the discount is now 10%

    I think west sun is a big deal... those films no matter how advanced can't do very much.

    Once I went to view a condo facing direct west sun at 4pm (intentionally). Owner had installed what he claimed to be top of the line window film.

    The aircon was blasting at full and working very hard. The day curtains were drawn to further cut the glare but resulted in the house being very dim bcoz the of the double effect of the dark window film, the house lights had to be turned on as a result.

    As you walk closer to the window, you can feel the dry heat emanating from the glass. When you touch it, you can feel your finger tips cinge. I think if you spread a roti prata dough on the window it will cook.

    It may be ideal for North Indian families as they can probably splat their naans on the window instead of using a clay oven.

    Saw the ad on tv, seems like the show flats similar to Euhabitat.

    As usual, FEO never fail to impress. This project is really hot!

    Are those west sun units bought by PRCs? May be they think free sauna during winter months lol

    If this is not bubble dun know what is Liao

    One indo guy bot 21......still got moo moo cake meh, maybe all gave to the prc buyers liao.

    Yup, now 10% with additional 2+1 for buyers staying in hdb around tt area. Feo helping ppl to upgrade.

    check the price list, it is 549sqft (56sqm)

    balcony 7sqm
    a/c ledge 2sqm

    so effectively u only have 47sqm for that 1+S ... = 8RS 441sqft + a tiny study

    FEO very smart because Optima only has MM 4xxsqft wheres DBR @ Simie is 5xxsqft 1br with HS

    I remembered WFI was balcony 4 or 5 sqm, AC ledge 1sqm

    PM said target is 6m ... import 300k SPRs + 100k new SCs already send D16 psf to 1300psf ... imagine another 700k ... D16 will be 3500psf

    buy b4 is too late, dun u see new China/Indo SCs/SPRs are buying en-masse for their family members that are future SCs/SPRs??

    US Debt is increasing at 120b per month, 1.2T every 10m, QEternity is going to be at least half of that amount every month

    Since Singapore holds so much USD ... then our land price must go up 1psf per day which is 365psf per year!!!

    No one got chance to ask the indon and china guy why they bought 20+ units each? What's the appeal?? and ROI? and Mdm Lai's whole block of Reflection!

    We must get to know these people's mindset .. Very interesting..
