For capital gain, i wonder how much further the price could inch up if the indicative prices at $2000-2200 psf is true, considering neighbouring projects are about $400-800psf cheaper.

As for rentals, i have spoken to a few potential tenants /viewers (currently staying in D15) who told me they either wish to shift closer to Parkway Parade side where they are plenty of amenities, or they want to shift nearer to the Pebble Bay side where there is MRT, Kallang Leisure Park and the riverside park.

For own stay if drive, i think its a very convenient location, just mins' drive to town and nearby amenities. The place is also not very heavily conjested with traffic.

Most projects in Tg Rhu are 99 yrs, so hard to compare. But freehold waterside asking 1600psf and nearby pallazetto recently transacted 1500+ psf and they are old. so is the newness premium 400 - 600 psf worthy?
also nearby meyer also transact around 2000psf and not really near amenities. so is the Line roughly comparable tio meyer projects?

From upside pt of view islimited. Rental yield is questionable when top. By then interest will be 3%? At least?

    Thumbs up

I must admit I am bit of a sucker for the outlook. It looks really nice to me.

    Agent zeewee says:

Indicative Guide Price for your easy reference:-

    - 1 bedrm fr $8xxK (low floor, no view), fr $9xxK (likely sea view units)
    - 2 bedrm fr $1.2xmil ... last 3 floors fr $1.3xmil
    - 3 bedrm fr $2.xxmil... Stack 03 likely $2.3mil - $2.5mil..

    * there may be 2 units of 3 bedrm below $2mil.
** Units from 17th floor up likely to be of premium price.

It's like a classier version of Esta Ruby:

Do you all know that the "linkway" between the 2 buildings is actually not a skypark or communal space ... It is a private space with each side owned by the 2 adjoining units, consisting of a lap-pool each. I think they cost about 5-6mil each.

The Views are taken from level 14th of FortreDale ~ equivalent to level 10th of TheLine, that's why higher floor will enjoy the views without TreeTop.

No way to remove the views of the roads! unless you can fly into your unit at TheLine, they might consider not building the roads

Oil Tanker outside is to support this current economy- if economy does not perform well - no body want Singapore- your property price will definitely go down. GOOD News ! The oil tanker views are just temporary for the time being.. When port operation completely moved to Tuas sites... East Coast and Tanjong Pagar will enjoy TRUE SEA VIEWS.... in that case, people who buy the current "Oil tanker View" will enjoy a healthy capital appreciation.

The only concern now is PRICE ! everyone wants a unit there but how many can afford
