    Default Advice for WOULD Be landlords...

    Yesterday i went to take a look at my currently tenanted 4rm flat cos i taking back the keys soon....

    the purpose of my visit was to assess the situation and decide my NEXT move..i.e continue renting out the apt or reno and move in...

    CONCLUSION...In its present state i think my 4rm flat would be highly suitable to be rented out to a family of COCKROACHES....well i mean with left over food all over the place and things strewn here and there if would be a paradise for a family of cockroaches...if they could afford to pay me $2k plus a month..

    ANYWAY bottomline..MY APT is TOTally destroyed and i dont think i can salvage anything...

    So ANY would be landlords the problem is VERY REAL please keep and eye on your VALUED properties if you are renting out...

    After the visit the soles of my FEET were STICKY...URGHHHH

    Only consolation is my last major reno was 15 years ago and my apt been rented for 5 years so i dont feel so bad....PLUS its an almost 30 year OLD flat

    so looks like back to HDB for me cos i not going to spend $30k on renos to rent it out to be wrecked again(this time it will be painful)

    now i know why agents advertise NO Indians/PRC...

    Install camera? Heard stories of many horrible tenants, including those from my relatives. I suppose you won't do the same thing to your landlord's house.

    You have the right to use the 2-month rental deposit to make good the place to original state. It can be repainting, cleaning, etc.

    Make use of the 2-month rental deposit. The last time one of my tenants damaged my place (PRC couple), we deducted the majority of the deposit. Take photos and keep as evidence in case they question the deductions.

    Yes, I would usually confiscate part of the 2mth deposit to offset any damages or restoration works, but I also do come across some tenants who were really nice and took good care of my house, and I returned them the full deposits.

    One of the most common problem I faced would be unsightly nail holes on the wall (even if they bother to putty and repaint it, usually the job is badly done)

    In order to ensure I could command for a decent or even higher rental, I would typically keep my house vacant for 1mth or so that I hv the time to reno, refurb and restore it back to tip top condition. Once ready, I would also make use of the chance to invite family friends over for a party to catch up with them and bring in the 人气.

    Can try to compute the downtime of unit to be rented out and deduct the deposit especially if it is a major renovation to reinstate it to the original state.

    Sometimes you don't know if they need some privacy just like some chief in a Clementi flat.

    They prefer to rent landed property as they will drive their cars into the driveway. HDB flats are too exposed. .

    yea..in fact, very unlikely to see the 3 of those living in HDB la..

    Nn choice, Wat done is done... Just use part of the earning , or deduct the deposit if you can built up the case, to acid wash and repaint the whole Hse..
    Painting using single or 2 color will not cost much.. I have become nn feeling aft some time...

    Only rent to indo Chinese, Malaysian Chinese, Taiwanese, n honkies maybe ang mo. The rest, no way esp students, or all man. Must rent to a family or all ladies only.

    I would prefer angmoh cos I think they have more pride and would typically not go down into the finer details when negotiating on the price or compensation of damages. Last wk I took over my hse from an angmoh tenant, and as I loosely quoted him the compensations for each and every of the damages, he only had one standard response "That's fine".

    I had a prev tenant from xxxxx who harassed me non stop with vulgar smses for close to 2 mths when I confiscated part of her deposits for the repairs. Some of the terrible things she did to the house include installing handle knobs onto my ID tv console cabinets without my consent (the hse was brand new then and it spoiled my ID original concept and design) , installing water jet in the bathroom which resulted in leakage and she went back her hometown and MIA for 3mths without paying rental, and the entire bedroom parquet floor was covered with a new layer of "white carpet" (read as MOLD).

    i think must get female + decent job occupation eg. accountant, senior position

    then can get decent tenant..

    Haha u know what, the terrible tenants I mentioned were actually a pair of mother and daughter. The mum is a taitai, v eloquent, sharp tongued and modernly dressed, and the daughter is a specialist at NUH!

    Other damages i could recall include cooker hob nob fell off and she threw it away, kitchen floor tiles cracked, and choking my washer with a 50cent coin. Best part is that she denied all these damages claiming that she seldom stay in the house and didn't get to use them. But facts are facts and she can't deny she was the first occupant of my just TOPed unit back then

    It is not about nationality, male or female. It boils down to the person. I have two three existing tenants: female Chinese, male French; and male British. They have all paid their rent on time and kept the place clean and tidy. If I were to rank them, the best are the two males. The Frenchman even use a part-time maid to help to clean the house and hardly cooks. The Briton hardly cooks. I must qualify that they are alone in a two-bedder apartment. The Chinese has a three pax in also a two bedder apartment but they cook. So the place is still tody but less tidy than the Briton and French. Have rented to Aussie, Indian, Japanese, American and Nigerian. The worst is the Nigerian. Did not pay rent on time and always brings different women home. Got rid of him.

    wa come think of it...actually quite risky if get those tenant to your property. You collect one yr rent and maybe that is enough for you to do a major reno when they leave...

    I think the agent can help to screen the tenant?? They get one month as comm right? whats their responsibility?

    Hearing all these horror stories, I am having second thoughts abt renting out my flat for the 1 year that I am overseas. My flat was renovated just 2 years ago and all the furniture and appliances are new and carefully maintained. Wonder if it is worth the 2k plus that I get per month for renting it out. Any advice?

    Is it ok to do spot checks on your apartment? Or will it intrude to the tennant's privacy?

    I think renting out your apartment is like employing a maid, "heng" or "suay". How to tell whether someone has good living habits or considerate unless you have lived with him/her for a while?

    But I think, yah, the best bet is to avoid certain categories of people, just to be on the safe side.

    yup i know that but honestly its not that the walls or dirty or things are broken its just that house is so messy...probably a good cleanup would do the job...and i am not the type to hassle people over things like this plus i was already thinking to do a major reno..so will leave it at that....but for me its a good lesson and i would like to share my experience with all the good bros/sis here...

    your right my previous tenant was air stewardess..NOT the BIMBO type but educated type...super happy with hw they took care of my house

    During my uni days, when I visited my hostel mates of certain nationality (don't want to mention) in his room, I stepped inside and I thought I was stepping onto glue... the whole place was so so sticky I don't even dare to imagine why was it so... hmmm... so what you experienced is not unique..
