    Govt releases residential sites of 2,100 units


    SINGAPORE - The Urban Redevelopment Authority (URA) and Housing & Development Board (HDB) are releasing five residential sites for sale.

    These sites will yield about 2,100 units, with four of the sites available for private housing developments.

    The site at Pheng Geck Avenue is launched for sale by public tender under the Confirmed List today. The other sites at Tai Thong Crescent, Kim Tian Road, Prince Charles Crescent and Sengkang West Way are available for application on the Reserve List today.


    The land parcels at Pheng Geck Avenue and Tai Thong Crescent are located near Potong Pasir MRT station. The site at Pheng Geck Avenue has an area of 0.49ha for residential use. It can potentially yield 200 units. The Tai Thong Crescent site is zoned for residential with commercial use at 1st storey. The 0.82-ha land parcel can potentially yield 267 housing units.

    The land parcels at Kim Tian Road and Prince Charles Crescent are located in the central-west region, a short drive away from the Central Business District, Marina Bay and Orchard Road.

    The Kim Tian Road site is located near Tiong Bahru MRT station and has an estimate yield of 490 housing units. The land parcel is zoned for residential use and is about 1ha.

    The Prince Charles Crescent site is the largest of the five at about 2.38ha and can yield about 590 units. The land parcel is zoned for residential use and is located near Redhill MRT station.

    The 1.64-ha land parcel at Sengkang West Way is a short drive away from Sengkang MRT station. It is zoned for residential use with an estimated yield of 535 units.

    The sites are all under a 99-year lease period.

    The tender for the site at Pheng Geck Avenue will close at 12 noon on June 28.

    Selection of the successful tenderer will be based on the tendered land price only.

    More shopping for Potong Pasirians?

    Anyone knows how many levels will the mixed project @ Tai Thong Crescent be able to be built at?

    Hah, yeah now got choice more shopping for P Pasirian indeed. Mean more expensive too. When Nin Residence, The Sennette, Parcel B and Parcel C (launched together) are done by next election, this place look more like part of town. When will the P P Mrt commercial complex be launched ? I guess may be soon.

    Yah, I guess the mixed project may be 7-9 storey given the size of the plot at juncture of completed woodsville interchange.

    Saw from the tender prospectus, the potong pasir plots, part development most likely residences can be up to 64 AMSL (Above mean sea level) which is up to approximately 16 floor height limit

    Wow, 16th floor. Hope to see some nice project. Been staying here for four years. More changes in next few years. P P is never the same again.

    wah that means those current houses/shops have to give way for this project? poor thing. government enbloc this?

    yep, Gahment bought over these 10 years back. Have been leasing these shop spaces fir quite few eateries, convenient stores, 24/7 supermaket, bengawan solo and of course the famous Jackson hawker centre - all these no more liao.

    So make more sense to speed up the commercial plot just next to P P Mrt station means no more P P election rally in future. Any way P P SMC is history oredi

    sure agree. imagine if you are 1 of the ex owner, really heartache. the land price is now at an all time high.

    I always thought that whole are is so conjested. now with a few more condos (at least 4) coming up, it will be worst right.

    Which part of singapore is not congested ? Even at 4 am, the roads in town are full of cars and people.

    Come to think about it. there is a row of landed property opposite Kovan Melody and another row (newer one) oppposite Kovan Residence. I notice that the location is very good (since so near to MRT), how come nobody ibuys? Can it be because of potential acquistion?

    How to check if this site is zoned for future housing expansion?
