Stocks market has come off about 10% compare to a few months' ago. GLS have not created very high bid prices so far. Coupled with projected lower year end bonus and time to file taxes, I think property market sentiment should be less bullish in a few months' time.

imo, the next down cycle will be very very different, SIBOR could go beyond 5% in a short time and it will be extremely difficult to get bank loan with high leverage

so bank will still approve the loan. we might be surprised, there are more players in the market now then in 2006, in 1999 or back in 1988, so history might not repeat itself.

now the OCR at 1000psf ....it makes me ponder seller willingness to sell below their buying price at down market. hold tight tight bah...

Even if prices don't appreciate, the longer the interest rates stay at these level, its free money... Teddy already said before... 1m loan, rental yield about 45k per year, interest only 10k per year... Additional income of 35k per year.... 4 more years of this and you are 140k richer and if property appreciate 10% over 4 years, which is very reasonable, the total returns if you sell in 4 years will be about 250k....

So if you think you are slave to your condo, sell in 4 years time lah.....

when interest rate up, cost of financing also goes up, so developer will charge more and in the end, new home price will also goes up.

also a good excuse to charge more for rental.
