    As for your other post about CDL, not relevant to this thread but for Sennett fellas, it wont matter much. Sant Ritz is lower rise than Sennett and if the CDL development blocks their view, it blocks the view of the PIE and noise from there too.

    The people looking at CDL developments have more to think about since its so near the highway.

    Price : market price

    I will not pick up this project, too near to a major busy road

    It depends on facing of the units. The east-facing ones are better towards the landed properties.

    actually, how many units left to be exact? i actually really like what Tuan Sing has done for Botanika and Seletar Park Residences. The architectural feel really good. Seletar a little far but Senett really convenient. My 2 cents worth.....

    Didn't bother counting the empty grids without the sticker. One call to your agent and they can tell you. I was there more to get a feel on the ground and the layout cum finishing.

    very quick review

    pros
    1. bigger bedrooms, qs bed is possible for all bedrom with sufficient walkway
    2. most units have good/thoughtful layout, not so much oversized balcony
    3. better than average finishing at this price
    4. literally mrt on door step

    cons
    1. limited facilties
    2. half of the units will face busy roads+west suns

    there is a reason why this project sells, if no CM7..... imagine

    I don't think a lot of the units facing west sun, if you look at the orientation most units will have west sun only on balcony (in fact east and west sun!! )

    Finally there are 2 caveats lodged at URA website, what I couldn't understand is why the quantum of the smaller unit (3-bedder) is higher than the bigger unit (3+study)... the $1606 psf paid for the 3-bedder is very high, maybe on the 15th floor?

    Assuming real high floor, 1,076 sqft is a 3-bedder on stack 11 with direct Pool and Facilities Views. High floor stack 11 unit will be facing stack 29 unit which is very far away. Privacy! Thus, premium pricing.

    1,195 sqft is a 3+Study on Stack 05. Unit facing stack 12 which is very near to each other. Floating Gym is on level 7, imaging this unit is on level 7 or below.

    Probably the above will justify the difference.

    The $1606 paid is for 12th floor, which is only considered mid floor for many other new developments. The $1386 paid is for 8th floor. The difference is scary, considering it is only 4 level apart ( facing variation notwithstanding). Level 15 large units could sell for $1800 or more?

    I am vested here, I was told per floor difference is $5000. So I think Newlaunchproperty might be right, the price difference is for facing and privacy.

    Had thought that this project sells cheap based on the media information, but based on the caveat price, it is not cheap at all.

    not sure if urban vista and Dnest are sold as cheap as reported.

    Media never reported Sennett or Urban Vista went for cheap. It was reported at 1450-1600 psf for both.

    Dnest psf was much lower though. Tt was a cheaper buy. It all depends on location.

    then, it's my memory's wrong. I thought the average price of Senette is 1450 psf. Therefore, , I calculated 12th floor to be around 1500psf.

    You are right. Depends on the unit type though, whether 1 bedroom, 2,3 etc. Psf decreases as the unit size increases for the same stack.

    I bought a 9th floor 2 bedroom unit at stack 26. It was at 1450 psf.

    Bigger units have a lower psf and the 1 bedrooms have the highest. For the same stack.

    Where it is facing also makes a difference. Facing pool is more too. And mid floor for this development is around 8-9 floors as total floors is 15 excluding penthouse. Difference in price per level for stack 26 for example was around $6000.

    Cheap or not is relative. As a matter of fact, I am not familiar with PP, just thought now that so many people buy it and the media reported a price of$1450 psf, it must be a good buy compared to other projects in this area.

    According to your description, there is a big price discrepancy between units in the project, therefore, the average price is still S$1450 also.

    ura shows unit of 1130sf selling at $1290 psf.......any idea why the pricing is a bit low, where a few is near $1400 psf....?

    Guess there are very lousy facing units in Sennett. Better facing ones are priced very high.

    Yup. 3br 1130 sqft #03-11 to #07-11 are facing the side wall of the low-rise block. For privacy lover, no view within living room and Bedroom 2. Master Bedroom and Bedroom 3 are facing Sennett Estate.
