    As D9 FH is dropping to 1000++ psf liao...Shouldn't Jardin follow to 900++ psf, and floridian to 800++ psf (since FEO is pricing Jardin 100 psf above flordian).

    At that price...I can finally get my Floridian liao. Can happen soon?

    But the bro who bought the last unit of GV at $960psf will

    But again...there are FEO developments...die die price will hold one.

    *okie...go back to my dream...*

    I wish that will happen too, cos I like floridian ! Then again, FEO !

    Spent the last few weeks looking around, saw that Maplewoods prices have dipped a little and then suddenly owners are asking for 900-1000 psf , given that it is 12 years old , this makes Nexus and Sterling , the newer developments compared to maplewoods, more appealing.

    I tried to buy from FEO before. They never seem to drop their price. However, you can try to get them to give you some kind of concession e.g. stamp fee rebate, or some furniture rebate e.t.c.

    I think their idea is not to affect the price reflected in the URA index.

    In fact, for some of the developments, they would rather keep and lease out rather than lower price and sell e..g half the units in their Meadowlodge development is rented out.

    I suggest that if you really want to buy around that area, either get from another developer or resale, or just try asking FEO for some of the other goodies. However, lowering thier price is just not their way of doing things.

    Tks for the advise. Will try "freebies" with FEO in future. Jardine asking price has dropped by $100psf since I last viewed it 2 mths ago...but still high.

    Based on latest URA's data, no units sold for Jardin in May-09.

    Total units 146. Launched 46. Sold 20.

    Talked to FEO yesterday, and amazingly the price is still at 1500psf. OMG!

    Agree, price would have to adjust lower for the specifics of that development I think. Price levels at cascadia also not that strong (if I remember well, transacted prices past 2 months with 2bdrm at 1300-1350 psf range)

    You can only travel along dunearn road in the morning, as the clementi road will be jammed like crazy due to SIM, NP & NUS along clementi road. The entire area has changed for the worse becoz of canal upgrading, more condos and nice trees that are now cut down. As it is at the traffic junction, air pollution will be bad. At $2 mil or more for a 2-room unit, it is really not worth it. Might as well get a landed property with 5+1 rooms with your own jardin (garden).

    from outside looks like the block of flat at jurong east facing the bus interchange.

    But then again, Jardin is highly sort after.

    I spoke to a friend who is in this industry, and not a sales agent.

    He told me marketing high end unit is , must be premium, must be atas enough and people will pay to buy.

    If u price it reasonable, there is no bragging factor and every ordinary person will be able to buy. Worst, it attract the wrong crowd and the lack of similar like minded indiviual who would be able to gel.

    I was not able to identified or even believe in that hype. This someone ask me, if DKNY jeans goes for 19 dollars, would you still think it as a desirable brand?
