The game of COV
Month 1 : valuation (say $500,000) + COV ($50,000) = selling price $550,000
Month 2 : valuation ($550,000) + COV Say $20,000 = new selling price.
valuation is based on past transacted price most of the time.
So new transacted price is higher despite of lower COV.
1) After MOP, can rent out rooms and not whole unit! This is to allow people who need money to get some income through rooms' rental but they still must stay in the HDB!
2) Those who buy private properties must sell HDB flats!
3) Before MOP, cannot even rent out rooms!
Don't forget, above 3 regulations were once in place before and resale HDB flat prices were very stable then. After they removed them, here comes the HDB flats' prices bubble!The reasons are very obvious!

1. how do you actually enforce that they stay in the HDB (apart from random checks and occasional whistleblowing)? if you allow the renting of room/s, then it doesn't make a difference. e.g. claim they are living in there and purchase a PC somewhere else.Originally Posted by teddybear
