    I went. They promoting singapore properties.

    Impossible to receive foc unbiased experts opinion....no free lunch

    -Take home from this seminar:

    Priority of purchase:
    (1) Landed Property
    (2) Commercial Property
    (3) Overseas Property but nearby ones
    (4) Local Condos with good rental yield. Still on D1,2,3,4,9,10 and 11.

    -Invest in sentosa condo if correction is at least 20%.
    -Should not have major correction but healthy correction.
    - Sell hdb in the next 6 month if there is intention to sell it.

    Looks like Landed is right on the money seeing that the FT market is dried up and the rental mkt is been overly flooded soon. Its still anyone guess on how this will pan out, but the rate at which landed is rising seems to defied gravity dispite the mutiple cooling in place.

    The trend in the last 2 years was to be able to "chop" for the son and daughter something decent so that the children will be able to afford something once the parents move off from mother earth.

    And in some cases , this condo goes into a rental scheme to plough back on the installement.

    The resale seems to be a good place to seek for bargains, if what the agents are saying is true.

    Those that sell wants a permium and can afford to hold.

    So transaction seems to be a non event or in other words, a waste of time for the agents.

    You must know that there are only limited landed properties in Singapore (70,000 units only). Many High flyer FT are given Citizen can certainly afford one. Some landed like in TK are converted to MM units. Advice to look for resale that are usually 30% cheaper than new launches.
