    Exclamation EC @ Woodlands Ave 5, beside La Casa EC

    720 units for this EC located next to La Casa.

    La Casa last transaction lodged was S$880,000 for a 1195sqft unit.

    That's a $737psf.

    How much will the new EC psf be?

    heya... cdl's rainforest, near mrt/mall, better location also about ~$750psf...
    how high can this 1 go.... may be same price as cdl's blossom residences, 700psf ??...

    I would think at least $700psf given that Woodlands new PC are asking at $900+ psf.

    Woodlands EC site attracts top bid of S$247m

    The tender for a 99-year leasehold site (pictured) released by the Housing and Development Board (HDB) at the junction of Woodlands Avenue 5 and Woodlands Drive 16 has attracted a total of five bids, with China-based firm Hao Yuan Investment Ltd offering the top bid of S$247 million.

    “This reflects a land price of S$317.65 psf ppr and is 3.5 percent above the second bid,” said Chia Siew Chuin, Director of Research & Advisory at Colliers International.

    The second highest bid came from MCL Land at S$238.7 million followed by EL Development (S$228.3 million) and White Haven Properties (S$222.5 million), while a joint offer between FCL Place and Maxdin offered the lowest bid at S$186.8 million.

    “Even though this site did not attract that many bids, the top bids still reflect optimism from developers,” said Chia.

    Launched for sale on 15 March 2012, the site has a total area of 25,800 sq m with a maximum gross floor area (GFA) of 72,240 sq m and a gross plot ratio of 2.8. It is zoned for executive condominium (EC) development and could generate up to 720 housing units.

    “The subject site is located in the heart of Woodlands new town,” said Li Hiaw Ho, Executive Director at CBRE Research. “It is a short drive from Woodlands MRT station and Causeway Point shopping mall. Its immediate neighbour is La Casa executive condominium, which was completed in 2008 and will be partially privatised when it turns five years old.”

    The highest bid reflects a breakeven cost of S$630 psf to S$650 psf, noted Li, adding that “the new project will be priced around S$700 psf”.

    HDB said a decision on the tender award will be made after all the bids have been evaluated.

    Realise another EC confirmed land sales at site woodlands drive 16 / Woodlands Ave 6. These make tottal 3 EC side by side including La Casa. Never seen 3 EC so near each other before. Hmm.... wondering if there is something in the making at that areas? Potential MRT (TSL) or NSE or ...... I wonder....... .

    The supposed MRT is a one to two bus stops away I think from these 3 sites....

    If that is the case, then it may encourage higher take up rate and higher pricing for the 3 ec there?

    Thanks for sharing.

    Guess whether the speculation as per skyscraper forum will turn out true or not will be known when the confirmed mrt locations of the TSL line is released by the relevant authority ( hopefully soon)

    Prelim draft of 669 units.

    About 7-10 mins walk to future TSL

    Land price $317 compared to 1 Canberra $293

    Wldn come cheap and also not to affect the price of 1 Canberra.

    Hao Yuan will be more aggressive this time round as they were hit on Nautical project on ABSD

    Woodlands to become an interchange within a decade. Guess that's why government provide land for 3 ec (including LaCasa) to mass market especially hdb upgrader.

    Guess price should hold or even grow as more commercial buildings and more human traffic get drawn to woodlands due to further developments (e.g. interchange/ NSE / TSL etc.)

    those who are getting married are lucky and pampered with many choices for ec. Should just grab one .... forget about those mass bto
