    D'Leedon look scary loh hahaha so many unsold units and selling for years already without over half sold ! Wonder is there any particular reason for that ?

    An agent was promoting a starbuy to me. 988,800 for a 3-bedder on level 2. Works out to 1056 psf. Not that I want to sound like mr B, but I wonder if the market is indeed correcting?

    This unit is blocked left right center, only about 5m from the strata houses.

    it is a good deal if you plan to rent to transient workers or tourists ... these tenants won't care about 5m distance to strata housing

    it will be gone very soon trust me

    Problem is this is not the only starbuy. One level 14 three bedder, with no city view going for 1190 psf. Compared to same level unit facing city, at 1342 psf, it is so much cheaper. Diff between city view and no city view is so much meh???

    But eight riversuites is nearer to town leh. More importantly, the question is whether city view is worth so much more compared to no city view within the same development.

    There is no need to pay for city view because you have 4 rooftop areas to enjoy the views.

    I wonder which floor has view of the city, over the flatted factories should have view towards the city... Not sure if they are planning any 40 stories BTO though

    I think also depending which stack.. tower 6 cityview for example has no west sun at all, not even angled, so should be priced higher.

    The land should be zoned industrial so no way they can build 40 storey BTO unless they rezone.

    Same generally for ground floor units.. All kind of funny things and end up in the PES area.. Heard horror stories, pads, instant noodles.....

    Maybe the foreigners would like them, becos these are the last few new landed properties they can buy (apart from those at sentosa cove). Ura already disallowed such strata landed in condo developments.

    Hit affordability bottleneck already lah ... the resistance is around 1450psf because condo family median income including cpf is about 14.5k per month and 5rHDB is about 8.8k per month, so very few HDB upgraders can buy big units, only the 441sqft can move

    and then their marketing compared to FEO is really cmi
