    SINGAPORE: Singapore's property market may be set for an uptrend in 2012, even as the market comes to terms with the cooling measures introduced in December 2011, according to a local property website.

    iProperty.com Singapore arrived at this conclusion based on initial enquiry figures from the first two months of 2012.

    Data from email and SMS leads generated by the portal showed a 60 per cent jump in February 2012, compared with the same month in 2011.

    eLeads refer to the enquiries sent by property hunters to the agents or developers advertising their property listings on the website. These enquiries are then sent to the agents and developers promoting their properties on the website.

    While the increase in enquiries may not necessarily translate into immediate transactions, iProperty.com believes the jump in numbers shows that property is still on the minds of many people.

    The portal said this view is reinforced by its online poll on the Additional Buyer's Stamp Duty (ABSD) measure implemented by the government late last year.

    Opinion is evenly divided among the 647 respondents as to whether the ABSD will be effective in cooling the market. About 50 per cent agree that it will dampen demand from foreign investors.

    Other respondents felt that the measure will need to be firmly implemented with immigration policies to work and that Singapore's economic potential and stability far outweigh the additional costs of buying property.

    I tot many cud have just received big fat bonus and with itchy hands end up buying something?

    BTW anyone know why Swiss national do not need to pay for additional ABSD?

    I believed we have signed FTA with many countries but are all these countries enjoying exemptions as well?

    Foreigners under Free Trade Agreements (FTAs)

    Foreigners of certain nationalities (United States of America, Switzerland, Liechtenstein, Norway and Iceland) who fall within the scope of the respective FTAs will be accorded with the same treatment as SCs.

    Such buyers are required to submit an application for remission so as to enjoy the same treatment as SCs.

    Its a flawed conclusion. Buyers serious about committing to a purchase will call and meet agents and sellers. Not doodle at online property portals.... Increased queries simply mean more are taking a wait and see attitude.

    二手按月統計,截至3月7日,2012年3月份二手私人住宅買賣合約登記暫錄得1,575宗,料全月將上升至8,000宗,將較2012年2月份的3,013宗急增1.7倍,宗數將創2011年3月份錄得8,589宗後12個月新高。金額方面,2012年3月份二手私人住宅買賣合約登記暫錄得62.5億元,料全月將錄得300億元,將較2012年2月份的148.1億元大幅上升1.0倍,金額將創2011年6月份錄得369.7億元後九個月以來新高。

    大型屋苑方面,2012年3月份嘉湖山莊暫錄得44宗登記。而沙田第一城34宗,麗港城16宗,美孚新村14宗,太古城13宗。

    一手按月統計,截至3月7日,2012年3月份一手私人住宅買賣合約登記暫錄得150宗及18.1億元,料全月將錄得750宗及80億元,較2012年2月份的563宗及61.5億元上升33.2%及30.1%。反映新春後,發展商陸續推售一手單位。3月份暫時登記宗數較高的新盤包括:盛世(37宗及3.49億元)、御金.國峰(15宗及2.94億元)及昇御門(14宗及1.29億元)。

    i choose to be the devil's advocate. any good gem or fire sale worth pursuing would be snapped up by agents themselves.

    that is why when i see fire sale in the classified ad section or web portals, i take them with a pinch of salt
