    for the sake of my health, i m trying to sleep more. 5 and 6 hours is really not enough.

    there is definite CCR buzz now.. ppl are looking at bargains. seeing some deals happening on old names at good prices.

    e.g. this one :

    is this a duplex or the single storey one? single storey one is more valuable than the duplex rite?

    Most likely a duplex
    I like this development, too. However, it is near bus stop and Steven road MRT station but definitely not walk-able

    heard that about 173 units (65% of total units) of cairnhill nine have been sold before the good friday weekend. only 5 4 bedroom units left. penthouses fully sold.

    i've never been there but pple have been telling me how nice it is over there. i think this is already a bank sale price. previous low for this type of unit was 1018psf. around 3.88m in jan last year.

    $837 vs $1400 is about 60% of the value, roughly similar to the years of lease left, so we can see that lease run-down effect.............

    was actually implying that i was surprised someone would folk out $3.2M during a property bear market for a property that has 62years lease more to go.
    Surely there are much better ways to spend that $3.2M.

    Environment very nice is useless to its price when the lease is running down to ZERO...... Price will sure keep dropping.........
