proud bro, I can guess where ur place is already
Bargain bro, dun say that leh. Nothing to do with taste , I'm just observing what's happening. If you look at the budgets of these condos, it's not because of atas or what, it really was charged this much.

Bigger estate with no "private lift" will have low maintenance, any estate less than 200 will need to pay a lot more, especially when you have private lift every where.

but its true that condo maintenance can only go higher. just hope the MC manages well enough to strike a balance.

i find those distance from MRT in Propertyguru very misleading.
Its always just drawing one straight line from point A to point B.
Google Map gives a more accurate representation of the actual walking distance.

    Think unsuccessful trader perhaps?
    Otherwise why do that?
How much can he save by doing that?
More like things not going smoothly in their trade and taking out on their poor maid?

    Cuscaden?
    Which Cuscaden? Cuscaden Residence?
That place easily $2500 psf or more?
Now any seller? Can eat if <$2200 psf...........
D'Leedon? Probably only worth $1600 psf or even less? So downgrading, mmmmm........

Very happy the government's property cooling measures produces so many CHEAP buying opportunities in CCR! Never know CCR price is already like close to 2009 lows! Huat ah!

Cuscaden definitely much more ATAS than Farrer Rd.
    Should be a downgrade.

Stretch your budget a bit, bargain harder, maybe can consider The Sail. Cheapest unit is about $1.2mil.

errm, where have u been? depending on location, psf can range from all time high (robin residences, new psf high for the area) to 2006 levels (orange grove residences). pre boom feb 2007 price 2103psf sold at 1652psf in jan 2016 and 2088psf sold at 1711psf in mar 2016.

Oops my bad. $1 million and still want freehold ... that only leave MM. 500sf and $2000psf. The only CCR freehold in my target last round was Emerald Garden, but size is bigger and price still very stubborn.

Think it is about time I check out River valley and Novena area.

Many seaview/mrt comes with 99 year lease. particularly so for seaview except for that D15 stretch and D5 pasir panjang stretch. at the moment, more of cranes for the west side though till 2027.

Opposite side Spanish Village is freehold but not atas. $1 million to $1.2 million can get. My impression years back is that it is old, up a bloody slope and bad traffic trying to drive out of the condo.
