    Nearby comparable condo Trevose Park is currently going for 1500-1600pfs

    so Glyndebourne which is brand new, fair value should be around 1900-2000pfs

    2180psf for bukit timah in 2010 was like what technical analysts (chartists) call "double top". this one they really can blame the CMs. the 1st "draconian" CM of Jan 2011 killed this category of buyers.

    Remembered it hit 2300pfs during 2010 launch with many missing out on the 2/3room balloting. Cyan which is a short distance up the road hit close to 2500pfs.

    For Glyndebourne, think it caters to a different kind of owners bec it has 150 units in 178k sft land, more exclusive and most owners are likely to have deep pockets, staying in landed in the vicinity.

    In the long run, the piece of big land in the bungalow predominant trevose area will be coveted, with 2 MRT lines (downtown & Thompson) at doorstep. The only competing exclusive condo with big land area (>200ksft) in the vicinity is Trevose Park, which is older.

    So it is possible that existing Glyndebourne owners may have the last laugh in 10-20 years time.

    Bt timah reached 2000psf in 1996 before ! 1900 today is a good deal. Weak holder.

    CCR will not move until at least ABSD for foreigner and PR are removed.

    btw CYAN is on the other side, think less road noise, and arguably better layout ( at least to me), and easier to get around either by MRT or road. naturally higher psf

    which project in bt timah hit 2000psf in 1996? this one i m really ignorant about, please let me know. i do not remember seeing it.

    But the mrt is long walk, are you referring to the one near Evan road? Any idea where is the 2 mrt you mentioned? I know one is botanic garden at cluny...thanks

    I was told Cambridge court walk up, one seller bought at $1.4m in 2012 and sold at $1.5m after one year, loss on stamp fee and tax 12%(sell on 2 year)..

    Wonder what happened?

    Not a long walk.

    Its stevens MRT. From Glyndebourne's backdate, few min walk.
    Downtown line and Thompson line run thru stevens MRT
    The exit of future Thompson line at side of SCGS, even nearer.
    Botanic MRT is a much longer walk.
    Buses at whitley junction area go everywhere.

    So development like equatorial or development in robin road will benefit from it?

    I went to LTA and google on the thomson line...any idea how do you know if the access to mrt station is just next to the development cos it cover quite a big area...does it mean the end of the line, there will be a mrt entrance opening?

    Stevens MRT sure will benefit all the surrounding condos. Equatorial is just next to it. Singland is launching Robin residence soon, quite a big site, this is directly opp SCGS.

    For Thomson line, it was reported that part of SCGS will be taken away for this. So there should be an entrance/exit there.

    Whatever it is, stevens MRT station is served by two different lines, like botanic MRT, quite a strategic station location.

    So in longer term, logically to surmise that the area will benefit. The main problem at the junction is the nightmare of traffic during sch hours.

    No lar haha.. he told me that it was transacted at a firesale price of 2.2k+ psf. Real or decoupling I dunno.

    Think this condo will be almost entirely blocked by EON in the future
    The big size 1 roomer 678 rental is lower than smaller sized ones at Icon eventhough both condos are quite near

    That is what I am doing , there are plenty of very cheap offers in the market , and I am looking to buy something at a very heavy discount , for example there is a very nice penthouse at tanglin view , it is a fire sale with a very desperate seller, this will appear soon as a sale on the ura at such a low price it will cause the usual de-coupling response ...

    Seriously speak to any agent in the ccr and tell them you have cash to buy with and dont need a loan and they will have plenty of desperate sellers to hook you up with ...
