    May be they can even pay off everything, but still subject to ABSD... So best solution is to decouple to avoid ABSD...

    Unfortunately too many are caught up with herd mentality influenced by people saying market will keep on going up and up. History already proven property market is cyclical

    Don't forget selling prices before adding up agent fees, bank loans, etc

    Now is not time to buy.

    i have always assume that the rich possess a few properties.

    it makes sense for a "rich" couple that have only 1 property to decouple.
    does it makes sense for a rich couple that have 5 or more to properties to decouple all to buy another 1?

    a technical question:
    A & B have 3 properties X,Y,Z under joint name.
    when decoupling, does A have to pay ABSD for the additional 50% shares in properties X,Y,Z or just normal BSD?

    regarding transfer of shares for multiple properties,

    IRAS give this example for a person co-owning only a single home.

    5. I am a SC currently owning only a 20% share in a house co-owned with my mother. Should my mother transfer her 80% share of the house to me, do I need to pay ABSD? If I were to buy another private flat after that, what would be the ABSD rate?
    You would have owned one residential property before your mother transfers her share to you. However the transfer of the 80% share of the same property to you would not add to the count of properties owned by you and hence would not be subject to ABSD. However, BSD is still payable on the acquisition of 80% interest in the property. Your subsequent purchase of the private flat would be your second property which would attract the ABSD rate of 7%.

    i supposed if transfer of shares involving the same properties, be it one or many, it only incurs BSD instead of ABSD.

    the 2777 sq ft 4 bedroom unit at Turquoise which had been advertised for sale as "owner's sale" at 20% below his purchase price but failed to get any offers has now been converted to a bank auction sale.

    DTZ has put it up for auction on 21st Nov 2013 at 2.30pm at amara hotel.

    Too bad, I will be in Canada on that day. But who am I kidding. Even if I would be in Sin on that day, I wouldn't have enough money to buy it. Or wouldn't have enough guts to catch falling knives.

    did u check the purchase price?

    the current seller also purchased the unit at THE PREVIOUS RECORD PRICE for this project from Far East in Jul 2008. how come unusually high psf from the norm, no one say its becoz they want to decouple and record the sale at a similar price to purchase price?

    the gross gain is 5.5%

    this unit #19-01 is on the top floor of the premium block.

    a similar sized unit in another block was sold for 18xxpsf in june. would anyone here pay double the psf?

    Hi, got some questions to ask about decoupling. If decoupling, do we need to lodge caveat? Can we put a price that is 10-15% below market to reduce stamp duties?

    You never know. 10-15% below is probably the real market price for CCR.

    Wow, is this 1700 sq ft... I think is decoupling cos one of my friend also did the same, get the lowest valuer to quote very low to save on stamp duty.
