    pty investment imo is game-over with all the loan curbs, stamp duty, and now TDSR. only 1st time buyers not affected. Tough for the mkt not to correct.

    25th sep colliers auction also had a mortgagee sale for marina collection

    #01-29 2099 sq ft 3 bedder. not sure if it was sold.

    Hearing so many negative comments here, looks like property sure gone case liao. Actually should have started last year if US tapering came earlier. I attribute all the gloom in the market now to tapering, not govt intervention. Look, every time the govt intervenes the property market heats up. This time (TDSR) is no game changer, the real deal is TAPERING.

    Next year will see more drastic changes even without govt intervention, maybe will start to see more firesales here

    It is TDSR. Tapering makes overseas properties look cheaper. Possibly the way to overcome it is to borrow from overseas banks.

    SGD xchange rate should reach close to 1.3 at year end. Is it stii possible?

    If the government knows the market as well as some of the experts here, then some of the CMs should start to taper alongside with the US tapering.

    The first should be the ABSD for 3rd property.

    TDSR should also be relaxed to include only properties - which is what the banks have been doing all along.

    Since we know policy makers read posts in this forum, you can actually signal to them here!

    unless you see a super strong string of data i don t think taper will happen soon. the tapering if it happens will probably be a non event as well, maybe 5-10 mil cut. They re super kiasi.

    SGD inflation is still an issue, so I don t expect a strong dollar anytime soon. Perhaps if there s a major market correction.

    gold s a joke. dunno why people are chasing it. my friend was asking me to buy at 1700. i told him you re nuts. anything above 1200 is expensive to me. even at 1200 i have to think twice

    when it was USD $ 300/ oz I told at least 5 of my friends to buy ...

    only 1 listened to me...

    I told him ..target 800 then 1000 then 1500 ...within 5yrs...

    within 12 months ... he was already very happy that he listened to me..

    I sold all my gold at 1300..... and never touch it again

    Better keep your money, don't speculate too much on Singapore property. Our nanny state already giving a lot of warning not to over leverage on properties already.

    the TDSR seems to hit the $3 to $5m segment particularly hard. the already relatively poor rental yield is made worse by the now even higher cash outlay required and resultant lower leverage effect. for own stay also too high a cash outlay stuck in the ppty.

    $5 to $10m segment also kenna but at least now and then there are rich enough people to pay all cash anyway for the more premium properties.
