    also not necessarily wor. rivergate all sorts of different views. look at the caveats, there are pple who paid 2000psf and above for rivergate in 2010 ok. 22 caveats from 2010 at 2000psf and above! even up to 2200psf.

    Power sia bot at peak pricing still can net >200k gain. Factor in rental less all expenses probably abt 100k more assume rental for 4yrs at $4.5kpsf/month

    apr 07 is not really peak leh. i still remember the crazy move from may to oct 07. buying peak probably sometime in jul/aug 07. apr vs jul was a HUGE difference then!

    FYI, this is by road name, not condo name.
    The ranking will be push up or down becoz certain month there isnt rental contract. But you can easily infer those top 10-20, the consistent areas that have good track record over the yrs

    for name u see that r 'dubious', like geylang etc.. it is highly likely is super MM.
    So even geylang is 8+ i am not surprised. As for seletar hmm looking into it.. maybe anyone can give their inputs here.

    Clift still no bad lar.. close to 8 mia hiam buay pai.. for those not in top 30 ranking dun fret, usually those just top or consistently popular ones will get into the listing

    cross the river u r district 3 already. neighbours with rental flats.

    also, river place 600+ units, pier "exclusive" and part of the "action" just downstairs.
