Useable space is the same as those from the 2nd/3rd floor onwards. The PES for 2 Br takes up between 334 or 355 sq ft in addition of the built in 764/ 775 sq ft built in space. My perception is ground floor unit can be bought in any condo, it's the sea view which I find it harder to secure and it's $ in other coveted district

This is the reason I believe Block 6 3rd story will be price more expensive than Block 4 3rd story with same size.

The sky garden only has very limited sea view (out of a corner only). The best are still Block 10, 12 and 16!

Most developers make Block 4, 14, 24 the clubhouse.
So that they dont need to have headache of trying to sell a WHOLE block of 4s...

14 is an unlucky number if you pronounce it in Cantonese

Start to built? We don't even know which contractor will be awarded the deal by MCL. My family pass by JLB as we attend weekly services. Told my wife, the days when the trees nearer to JLB within the development is chopped down is the day we know construction is going to start. Don't know need to wait for donkey years? Seastrand sold since last year still digging the ground. Will not be surprised Hoi Hoi being a developer/main con for the smaller 300+ devt SeaEsta may TOP earlier.

There are people who currently stay in PC bought RB too, not necessary HDB upgraders only. Was talking to my friend who bought seastrand 1 bedder at 950psf and he accept the fact that RB average price is cheaper.

Heard no MM or 2 bedders sea facing units, only 3/4 bedders. If that is the case, 6 stacks RB 2 bedder sea facing are good buys. Will know in few weeks time.
