    Then ur not comparing on equal standards are u loaning the same duration?

    What I'm trying to say is. If the units here can grow up to $600k upon TOP. What about the prices of those nearer to central? say D19 around serangoon/kovan's MM or D14, 15 in TK area, Kembangan etc. Those estates got more amenities, MRT nearby, fewer stops to town etc. If woodlands MM cost $600k then these area probably wat? $800k? I'm not saying its not possible just wow

    True, you can get a better rental return if you get an condo in City area. But don't forget you also paying much much more for the condo.

    To give you an example, one of my friend have been telling me he will be able fetch a rental of up to 4K for his MM in Anson Road compare to Parc-rosewood, which may only able to fetch 1.5K when it TOP.

    But in reality, he will be paying close to 5K for monthly installment when it TOP....he will be if he cannot find anyone to rent his unit for more than 3 months.

    Just for comparison, my monthly installment will be only $800 when TOP

    Just like buying 4D, the more you bet, the more you win if you kanna the 4 digi... fair deal.
    That link only talks about the past, and the usual amenities that every other estates got. I was asking about potential. Other than the TSL which stations are not announced, there's nothing much happening upon TOP.

    TSL lines recently announced, followed by new flyovers for the north...think next announcement will focus on exact locations of the stations...some will rejoice, some will cry

    Yep i said stations are not announced except for the interchange in Woodlands. Well but all in all this project is cheap lar

    I paid 40% down payment and took a longer loan, that why monthly only $800


    Of course lar, better location = better property gain.

    This is provided if you can afford to pay the 20% or 40% down payment and able to service the monthly loan in a event of no one rent your unit.

    Try not to over stretch yourself by commit many or too expensive unit.
    I saw many example, some people over stretch themselves, cannot afford to service the monthly loan and got themselves burn in economy crisis.

    Yea so my question is do u see it happening? $800k MM in other area means the 2 bedders and above will cross 1.5mil?

    Hmmm...once the MRT link to Johor is completed in 2018, there should be some exciting development in Woodlands

    Who know..maybe something similar to IR, just to cater for Malaysian ??

    Yes, very possible if you keep the condo for 10 years or longer.

    If you assume Property price / inflation increase by 3% every year.
    So if for 10 year , it will be 3% x 10year x 450K = 585k ??

    In that case, you can buy any condo, anywhere any time and just keep for 10 years. Why analyse property prices, market etc? just whack anything you can afford!

    Yes, I think so, that why I purchase a unit in Woodlands even I already own a HDB in woodlands.

    Generally buying house in Singapore is rather safe. Tell me which parts of Singapore housing price did not increase for the last 20 year??

    Yes, there are better location or even free hold condo available if I just pay 100K more...

    but 100K = Additional 40K outfront cash for me !

    I don't want to over stretch myself

    compounding onli 605K or 20K more onli lah....

    if onli 3%/yr... + another 2-3%/yr rental income....
    i suggest go buy stock better lah... at least no worry on interest rate gone up... no need to worry property market crash... no ssd/absd... no capital gain tax... very liquid... no need to search for tenant etc...

    some stock should provide 3%/yr + another 2-3% dividend....

    bro... i don't mean enter stock now lah... just giving some comparison/reason for 3% property gain expectation might not be good entry point... risk vs gain not justify...


    btw... me still holding tight to some stocks entered at STI=2700 in Oct/Nov last year...
