close to 50% are 1bedroom at 400k range. excavation alerady started.
Not sure how accurate is this source but the supposedly thomson line had a station somewhere here. This image is found on some property blog.
While another speculated the station to be built on the open ground next to Singapore Sports School where kite flying activity is the norm.

Yee ha! Did I tickle your funny bone?
Even if so, that is already priced in given the launch prices
Future MRT seems to be further away at the heart of the side of the housing estate where the Innova and Sports schools are located, based on skyscaper forum. i.e. corresponds to the T3 in your map. A good 15min walk at least.Originally Posted by ecimbew

Floor plans can be downloaded here. The most masive MM project ever!
thanks for the floorplans as usual.
this type of mass mkt government site is meant to ease the needs of families (2 bedders and above) and they have ruined it with excessive 1 bedders again.

With PM Lee recent visit to Malaysia, will development in Woodlands expediate?
Maybe can become first class worker's quarters.
Better pay abit more err...6xxk to have Woodhaven SOHO next door. LOLOriginally Posted by azeoprop

1 bedder here or The nautical more potential? Both around same low 400k price. Floor plan for nautical more efficient without balcony.
The MM 2 bedder here at 568k seems like a good buy?
no vested interest in both areas, but if forced to make a choice i would choose nautical.Originally Posted by azeoprop
at least it has amenities (SSC beside and hawker opposite) and walking distance to MRT.
Currently Parc Rosewood has nothing but the expressway right beside.
1BR for only $398K. Wah lau, dirt cheap.
Also places one table outside bomb shelter and call it a study. However, unlike some other cheapo developer, does not thus call it 1+study. It is still just 1br.
place 1 bed in bomb shelter; can called as 1+ maid room..
hahaha.. but very cheap 398k... i guess sales will be good due to pricing.
wonder ignite the CM6..???
this place will be good if gov decides to revamp Woodlands MRT.
anyway any updates on this project?

Price wise seems reasonable.
A good indication will be the rental of a 3room flat in that area.Originally Posted by Mr.Keh
Most probably the 398k units are those facing the SLE.
Compare with rosewood suites lor... But diff size and facilities..Originally Posted by Mr.Keh
rosewood suits only have very few units of 1bedder and it is around 650sqft so its a bad comparison. last tx price 6xxk.Originally Posted by Mr.Keh
you can say there is no 1bedder of such small size in this area.

Came out in Todays newspaper, 70% sold out of 236 released. Price from $926 - $998 psf ). Large pool of upgraders & PRs.
Buyin are still strong on OCR projects.
As for Nautical, wrong timing - right after CM5, but will sell more overtime as pricing considered relatively cheap.
The quantum is low but the psf so high for that location which is not near MRT.
Is there going to be a new URA land site near Woodlands MRT for residences?

More units of Parc Rosewood snapped up
Woodlands project gets warm response following 8-10% cut in prices
PARC Rosewood in Woodlands seems to have picked up the momentum generated by Watertown in Punggol - with seven in 10 units released on Saturday finding buyers.
Marketing agent ERA Realty Network said yesterday that it had sold 165 of the 236 Parc Rosewood units up for grabs.
Most - 120 - were snapped up within four hours of the preview launch.
The price range of the five-storey, 99-year condominium, developed by Fragrance Group and World Class Land, had been lowered by 8-10 per cent 'to offset any impact on sales from the recently implemented additional buyers' stamp duty', ERA said.
From an initial $1,030-1,100 per square foot, based on recently transacted prices, the units' price range was lowered to $925-998 psf.
This meant that prices for the initial 236 units released at the preview launch started from $398,000 for a one-bedder to $568,000 for a two-bedder and $778,000 for a 3-bedroom unit.
The five-storey development along Woodlands Avenue 2/Rosewood Drive has 689 units, most of which are one or two bedders with a few three bedders and penthouses.

this will bump up Jan's new home sales numbers.
Fragrance Group and World Class Land have sold 181 units at Parc Rosewood condo in Woodlands since Saturday. The average price is $960 per square foot. The five-storey, 99-year leasehold project will have 689 apartments.
A good mix of units - one, two and three bedders - have been taken up. Singaporeans are believed to account for 80-85 per cent of buyers, with permanent residents making up the rest. Buyers comprise singles, young couples, families and investors - some living in the surrounding Woodlands area.
