    Default Bukit Sembawang's Cairnhill site

    Bukit Sembawang has amalgamated The Vermont and Peck Hay Mansions sites into a new site with land area totalling 72,653 square feet with potential for a new 20-storey project with a potential gross floor area of 203,428 square feet. That's equivalent to about 100 units averaging 2,000 square feet each.

    It is rumoured that Bukit Sembawang will be "conservative" with the pricing for their Cairnhill site, aiming to sell at around $2,200 psf.


    Bukit Sembawang buys Peck Hay Mansions for S$63.6m

    Peck Hay Mansions has been sold to Bukit Sembawang for S$63.6 million.

    The deal was brokered by property consultant CB Richard Ellis.

    Peck Hay Mansions, in the Cairnhill area, comprises 19 apartments built on a freehold site measuring 32,277 square feet.

    This means the deal was priced at S$796 per square foot.

    In a statement, CB Richard Ellis says all the Peck Hay owners agreed to the sale and they will receive almost double what they could have got if they sold their flats individually.

    The purchaser, Bukit Sembawang, had also bought a neighbouring site - The Vermont - in March.

    The combined sites will have land area totalling 72,653 square feet.

    They can be re-developed into a new 20-storey project with a potential gross floor area of 203,428 square feet.

    Bukit Sembawang sells 90% of condo at Woodleigh Close


    BUKIT Sembawang has sold about 90 per cent of its 100-unit freehold Parc Mondrian condo at Woodleigh Close since April 10, achieving an average price understood to be just below $700 per sq ft.

    Marketing agent DTZ Debenham Tie Leung said prices achieved range from $650 to $720 psf.

    Mainboard-listed Bukit Sembawang is developing the project on the 41,694 sq ft Woodleigh Grove site it bought through a collective sale in July last year.

    It paid $29.8 million, reflecting a unit land cost of $280 psf of potential gross floor area including an estimated $3 million development charge at the time.

    Analysts put the breakeven cost for the new project at $580-600 psf ppr.

    Parc Mondrian will be a 17-storey block with two-bedders, three bedders, three-bedders plus study and four-bedroom penthouses. Unit sizes range from 904 to 2,378 sq ft.

    The architecture is inspired by the cubist paintings of Piet Mondrian, based on lines and planes.

    Parc Mondrian is Bukit Sembawang's first residential release this year. Projects it is expected to launch this year include two freehold District 9 condos - the 102-unit Paterson Suites and the 123-unit The Vermont on Cairnhill.

    Last year, Bukit Sembawang bought the Carlton Terrace site in Holland Road in a collective sale. It plans to develop a five-storey freehold condo of about 75 units there.

    $2200 psf? You sure? Nowadays "conservative" in Cairnhill means at least $3000 psf!

    is it true that all new launches are at least $3000 psf? at this price, wouldn't one be better off getting a unit at the light or cairnhill crest? i still see transactions at below $2000 psf for both the developments.

    If one is able to get The Light or Cairnhill Crest below $2000 psf, do it. If you can find any seller willing to sell below $2000 psf, break the bank to buy it man. It is a good deal.

    Seems that vermont has been mentioned more due to the discount recently. Putting aside the discount issue, any views on the vermont in terms of attractiveness relative to the nearby projects?

    Oh, guess the listing on property guru not updated. But I do remember a 2 bedder unit asking for high psf com speared to others. Probably a subsale/resale unit. Looking at the area and therefore asking for comments.

    Last developer's unit! All remaining 34 units sold in 2 weeks during the 'lelong' exercise in August.

    Showflat for sale at $3.347m. A lower-floor #11-03 was already done at a higher $3.387m in the resale market on 10 Sep 2014.
