    Just back from the showroom. Most of the released units facing reservoir and swimming pools are sold. Those facing main road not so popular but all 1 bedrooms are facing road.
    Minimum price for 2 bedrooms from 900k and 1 bedroom from 600k.

    Dun think got 150 sold. At best 100 lah. Those good facing ones, Thu and Fri already sold. Mostly big units facing park and main pool. Those who wanted to buy already bought. Now going there ones look see look see only. One bd stuff along the main road, no view, UOL will have a hard time selling those.

    Psf wise, 11xx, so is cheaper than the current waterfront ### projects. 4bd yes > 1.8m, 3bd about 1.3m. Cheapest 4bd PH 2.4m.

    Btw who said no marble ? Got what. Only 1bd dun have. Most family size units have.

    For own stay, park facing ones are good. Nearby got NTUC , hawker centers, park literally and really at doorstep, walkable to future MRT , fresh air, no west sun....although as of now looks like most park facing high floor ones already sold. Just left 2 blocks not released.

    But the facilities are too small for 500 plus units. U buy this for the park.

    Anyone can go in lah, no need appt. 4 agencies welcome u at the door.

    long time ago, withdraw $50 from ATM can spend for a while, nowadays, even withdraw $100 also can be spent in a blink of an eye.

    I think quite a few people bought for own stay. Employees of UOB have a good deal on the financing (very attractive terms). It's not easy to find 4/5 bedders which have convenient location (walking distance to MRT, amenities, park at the back door, easily accessible to PIE and KPE). The bedroom sizes are not too bad for current times (if the showroom is not too misrepresenting). Although not having full reservoir view (because of building height restrictions in that location) but the view through the trees is quite pleasant - can see the water through the trees and the water sports (canoe/dragon boat etc).

    alamah, why u did not read my posting carefully, I did not say the project is over-priced, but I said the 5 bedrooms are overpriced due to its huge balconies..super huge. (perhaps shall follow Mr B to hv huge font here as well)

    There is a certain formula from the bank to assess the fair value of the properties of hugh balcony and PES.

    If u see more projects, u check the price of ground floor with huge PES and compare to the second floor, u will understand...

    Overall, this project is priced reasonably.

    If the 5 bedders is at $1.8-$1.9m, I will pick up one, the consideration is how difficult to rent out and catch the next buyer. There are not many 5 bedders single floor now

    This place is becoming another condo belt. Very competitive for rental. Landed should not have more than 3 storeys and must have a reasonable size bedroom on ground floor for the elderly.

    The smallest one level 5bd is 2411 sqft, if it's 2.2m then it's only 900 plus psf , no ?

    Just looking at the quantum, a 4bd > 1.8m, shouldn't a 5bd be 400k more ?

    It's by no means cheap of course. I'm looking from a own stay perspective, and let say u like the park and market and MRT. Waterfront stuff a 4bd now is asking 2.xm from FEO. This will be a better buy.

    Disclaimer: I didn't check out the price for th 5bd. Only the PH and 3 4bds. So I dun know the 2.2m is for the ground floor or the 5th floor. I only know all the 5bds are facing the park.

    hm, according to the pricing list given to me by another agent, the 5 bedrooms start from 2.7m.

    True. The different layouts available is prolly the reason for the price range. Love the 5-bedder. Pricing rather stiff though. The 4-bedder penthouse cheaper. For own stay, the 5-bedder with the dual-key like is perfect and very limited in numbers, with a private lift. Made for own stay. Hehe.
