Actually, Orchard in fact is one of the worst area to buy right now. Because of the new benchmark prices set by Orchard residences, $3500psf is not impossible. Even old, old 70's condos are asking above $1,800psf for en-bloc potential. There is actually very little upside left. In fact i would think there might be a negative downside very soon. This property boom is not like the previous booms during the Good days.... In fact, i would like to start a thread on it. YES.
