    Default Renting for 3 Bedroom in East Coast

    My French friend with 2 boys looking to rent a 3 bedroom condo in East Coast. He has a car, so no need to be very close to MRT. He used to stay in Bayshore Park, but the rental there is too expensive now (asking S$4.5K for 3 bedroom). His children will be in a childcare center around Dakota, so projects in that area will be nice.
    Looking for low cost solution (S$2k-S$3k, the lower the better), open for small project without swimming pool.
    Any recommendations?

    Nice new project. If the owner is advertising S$3.5 on property guru, what is the likely outcome? S$3K? Can I push for S$2.5K based the reputation of that area?

    The boys are French you know. Hearsay there is a lot of local girls having Pinkerton Syndrome. Especially the French reputation for the World Greatest Lover (or was not Italians). So Geylang should be safe for the 2 boys.

    2-3k very low budget

    economy so bad now ar?!?!?!?!?!?!

    frankly, 2-3k can only rent a 4/5 rm HDB flat

    if choose those lousy and old old apt without facilities, might as well open up options to better located HDB flats as well

    even those geylang older apts without facilities r calling above 2.5k for 3bdr

    geylang OKT shd noe best! hehe

    Now, a high number of expats are on local terms.....
    gone were the days..when angmo were with good fat budget..

    The space is huge: 1695 sq. ft.

    Well, he is holding cash > S$1M, just doesn't want to waste it on rental.
    He is yet to decide to buy a farm in France or 2 condos in Singapore (2 years later.)

    just curious....which means he is on local terms?

    from wat i noe, expats given housing allowance of let say 5k will not pocket 2k if they only spend 3k on rental

    i was told tat housing allowance will be terminated once expats bot a ppty in SG

    I heard that there is an expats, bought SG ppty and yet still collect allowance from his company for his rental. In other words, he is using this rental amt to pay for his ppty. When he is due to go back to his country, he sold out his ppty at a profit.

    waterina is beautiful. But the asking of S$4k is a little bit high.

    My friend is on local term. No housing allowance, but possibly is paid slightly higher than locals - at least he speaks fluent French, and our product development center is in France. So there is some justification for the higher pay (plus he has worked on the product for 20 years, very experienced and very smart guy.).

    Our bro rented a landed in frankel estate for 3k+ recently.....

    So far i tink tat siglap ctr quite a gd deal....recently renovated too

    HDB 4rm flat already can rent out $2400 pm. Like that how to buy landed with that super low yield? $2.11 psf pm means something like <2% gross yield?

    Those who have bought landed are not for rental yield. They are for own stay or capital gains. I hope most will have enough paid up equities in their houses.
    HDB rental at bad time can be S$1k for 4 RM flat. Anyway, I still think the old policy of NOT allowing to rent out whole HDB unit is a better policy.

    More precisely: allowing PRs to rent out their whole HDB is a bad policy.

    Capital gain for sure will be very limited going forward! reasons very obvious:
    1) foreigners cannot buy
    2) PRs need special approval
    3) PR approval very strict now! all foreigners I know got their PR application rejected! Mind you, they are super high calibre post-graduate degree type, not the typical bachelor degree only!

    And McDonalds right downstairs! Also Cold Storage. If they adventurous to try local can check out famous Yong Tau Foo across the longkang. May be noisy later though as they are demolishing the Hdb blocks opposite across the street...

    If landed rental drops, people will rather rent landed than 2bedders/3bedders apartments. By weeding out MMs the the large apartment landlords are inadvertently hit! Another collateral damage.

    Beware of a single mother with 3 children who will be looking for rental. They were kicked out of landed property by the landlord a few days ago because they have not been paying rental for the last one year. Landlord even went to the court to force them to leave.
