    Dunearn Gardens, a private residential development located along Dunearn Road is on Monday up for collective sale.
    The District 11 locality is well-served by public transportation and enjoys good accessibility via major roads such as Dunearn Road, Bukit Timah Road, Newton Road and Central Expressway (CTE).
    The freehold property has a land area of approximately 8,866.9 sqm and a maximum plot ratio of 2.8.
    The indicative price for this site is in the range of S$550 - $561 million, reflecting $2,180 - $2,220 psf per plot ratio. With a 10 per cent balcony space added to the proposed development, the range is $2,050 - $2,090 psf per plot ratio.
    Tender exercise for this plot will close on Nov 23, 2011 at 3pm.

    Quantum is discouraging/stumbling block, need to fork out half a Billion$...

    Now small is beautiful..., those $100m and below enbloc projects easily makan by any and all developers...

    Problem is owners of large projects still expect to sell their units at high price without factoring higher cost/risk of big developers..., so wait long long...giraffe necks in the making...

    I think 200m still makan-able. Beyond which will be a stretch.

    Ya...most MM developers may stretch to max. $200m, over and above...if anyhow shallow, may get choked!

    The financing will swallow them up if their inventory doesn't when the go for big quantum.
