    I won't be surprised that this might just happen especially for those BTO 3rm and 4rm flats in the near future as they try to maintain low quantum and make it affordable...for young couples. Could see a pilot project to test test how people react..

    Imagine, some of resales flats in very mature estates are already 30years or olders.., what is the difference if 60years lease, but new...

    In fact, HDB has alr got the 30 years lease for the retirees...
    perhaps will be like HK,50 years

    The segment that is more in need is the 3, 4 & 5 rms. I've hardly seen oversubscription in the studio segment.

    i will be even more surprised if this project priced cheap cheap

    i believe 1st phase 3bdr shd b priced from 11xxpsf.....later on got chance rise to 14xxpsf

    euhabitat oredi done median price of 1190psf...this project shd top 300psf more?

    Since u quote Euhabitat, really pple pay 1190 psf for unit there? Or discount here n there and REAL psf is like 15-20% cheaper than list price? Buyers pay 900+ psf then see URA list price transact $1190 psf, pop whisky celebrate!!

    Agree that 1400psf is pricey, however 1200psf is no less pricey than 1400 if they pull it off. And 1100 seems to be the number floated to any projects near mrt.

    i mean Cheung Kong-TG try damn hard to to make its proj look high class, build damn big showroom with marble all over the place then sell high high on Thomson Road but address is Sing min and market as luxury @ $1400 psf.

    Capitaland just build a shopping centre below immediately can hit $1400(est) or higher liao and expect pple to q up for it.

    This proj in my view got more attractive attributes like convenience, connectively and perhaps good rental attributes. So no, i dont think TG is better.

    agree with devilplate ... resale not moving because resale units are asking almost the same as developers anyway so of course ppl go for new sales lol

    Your comparison is valid. Taking a step back, it's astonishing that we're commenting that suburbia is undervalued at $1,100psf. So would you say luxurie is undervalued at $1,050psf?

    But resale has 4-5 years of rental over new flats. If 4% yield, you will be getting a 20% off. I still don't understand why people buy new condos (except those good location) for investment.

    Similar px, i will take new launch....20% diff, i wud take resale....
