    Default Grandeur 8 or Nuovo

    Brothers, I'm venturing a bit down south so now looking at central north

    Would like your candid opinions on which would be your preference for investment - vested or non-vested views welcome.

    Grandeur 8 is nearer to facilities but further from MRT.

    Nuovo is EC, close to MRT but MRT got nothing

    For me I would prefer grandeur 8, walking distance to amk centre. Nuovo will be affected by the north south expressway construction.

    Well I was thinking about comparing the non NSE facing units in Nuovo with those non west sun facing units in G8...so NSE aside (whcih helps to keep the prices under control for now) what about the layout and the units themselves? Any owners here can comment?

    Definitely not Nuovo.
    EC, 99LH, smaller land, NSE and not in AMK Central.

    huh? G8 also 99LH - Nuovo has around 300 units, while G8 500+ (land sizes for both looks almost the same though)

    I just thought with Centro calling 1400psf and above these 2 condos selling at 800-900+psf make good value

    Agree NSE is a turn off, more so for Nuovo though - which is why I am looking at these 2 - their prices are not astronomical yet

    LOL yeah G8 is also 99 but it's in central. Lots of land around for future. In front of G8 is Anderson JC field. Open land. Unblocked beyond.

    G8 is nice.. full windows.. no bay windows.....
    are you sure Centro still commanding 1400psft? thats so silly, can buy newton with that pricing....

    seems like G8 really better? According to 3 forummers so far

    part of nuovo will be acquired by govt for building of express way..
    compensation, details etc all not certain

    i will avoid nuovo

    grandeur 8 over nuovo. the units closer to the library is further from the MRT noise.

    Thanks all. I agree with you. What I dun like about G8 is that it's further to the MRT (a good 7-8min walk) and the units from outside look rather cramped. However, 3min walk to foodcourt and jubilee looks ideal.

    For Nuovo, nuff said, the NSE is the one causing the negative impression, so I guess if we need to look at any units at all it has to be facing inwards (away from MRT and looking into Anderson primary) - not that any are selling anyways

    Actually the Nuovo view facing the MRT track is better.

    I can see the sunrise from my unit last time. But now it has the NSE....

    Still when I lived in Nuovo, I never opened the windows and it is always aircon 24/7.

    If you take the other side of Nuovo, it faces direct afternoon sun.

    I thought Seasons park is a better buy than Nuovo.

    Nuovo is nearer to mrt than Seasons mah...I still feel proximity to MRT is a factor. Though NSE now spoils everything ... Got stack that is non mrt-facing but unblocked with as little west sun as possible?

    G8 looks cramped and piegeon hole like,,,,,if ground is a consideration, Castle Green is less affected by NSE and hasa huge pool. Last transaction for 947sft CG was $810K.....vs 1.2m for Centro.

    that's what i observed and heard so abit hesitant before plunging into G8

    Nuovo seems to enjoy more land space and better laid out but got NSE...

    Castle Green not near enough for my liking and I also heard the maintenance of the condo not up to expectations

    my choice still between G8 and Nuovo

    I'm curious when will they sell the adjacent plots to G8. Those should be good as long as the developer doesn't price it like centro.

    Even not like 1400 psf centro, would you bite at 1200psf??

    I think AMK, unlike Bishan, is considered OCR?

    Like ATT, MRT is nearby and AMK hub is the mall...
    I need to launch it at a premium since this is AMK and not Punggol

    probably 1200psf should see plenty queuing up...

    again depends on the bid price (which I feel would be rather competitive)

    Why do you want to pay $1200psf for AMK when you can pay District 3

    CENTRAL GREEN CONDOMINIUM 1,292sqft 1,450,000 1,123psf next to MRT.
    There are a lot of gems in the market...

    If you're sim lian and eager to move projects, you'd probably aggressively undercut the other developers.

    Half of Bishan is within the edge of RCR, the other half sits just outside of the fringe and amk sits outside of RCR.
