    What will the govt do ? The com. DC rate increased a whopping 52%

    Channel 8 news report that Sembawang park will have a battleship playground that can house up to 60 children. Work in progress and target to complete in Jun 2012.

    Now we just need a MacDonald next to it.

    I wrote a long email to KBW on what else can be added to Sembawang Park, MRT station, and etc......

    Not in his priority list. Busy solving the existing problems, but shld be ok now since BTO flats & price issue hmm.....solved.

    haha.. i don't think it's possible in 10 years time.. it's a big engineering to build another shipyard somewhere else..

    Which is a better buy, yishun emerald or sun plaza condo? Sun plaza is next to mrt stn but the units and common area are not well maintained. Yishun emerald has potential of future ns12 mrt stn. Any comments ??

    Sunplaza. Already the location is much better. Even if NS12 does happen, you will need to wait many years before you can enjoy the new convenience. But you'll need to put up with the construction before then.

    For Sunplaza, when the mall revamp comes in 2 years, further congratz.
    Given Centro at AMK with its mall/MRT/bus interchange/condo combo has crossed 1500pf and Sunplaza is around 700+ thereabouts (and Sembawang is 4 stations away) this is a poor man's Centro

    sun plaza but I donbt you can find anything cheap as the sqf is quite big so in the end you have to pay for higher quantum.

    Just to share

    Factory space acquired now empty just nice for mrt station and new road next to it along the mrt line has a bus bay. Once LTA announce to build mrt stn, price will shoot up.

    At Sungei Kadut. So both stn (NS6 & NS12) will be tendered to 1 contractor.

    actually i would consider that 'normal size' though the new 'norm' is 3 bedders around 1K sq ft nowadays...

    if for self-stay, i recommend Sun - Ratty you would know best since you stay next to a mall/MRT yourself

    20 -30 shops will be just nice. Too crowded will destroy the peacefulness. The big one goes to Yishun hub.

    Small player not easy to get any land near mrt liao ! No way.

    There's a good chance it may be a business hub with MRT, because i think the area is zoned for commercial instead of residential.
