    Default Katong Park marked as residential?

    The 2008 plan still has it marked as park and that is the latest plan I can find. Where can I find the latest plan?

    avg how much psf? went to see the place. location is great but psf is way ahead . and plot is not that big.. sea facing have to live with ECP noise. only the pool facing units don't have west sun.

    read earlier posts. Belvedere will be blocked by high rise residential on west and south, when garment decides to sell the land parcel around it. Look at URA's masterplan....

    Meyerise realizes that they have to re-market the project in ST yesterday after seeing SH selling so well last weekend. Their pricing getting more competitive.

    Budget 1.4m looking fir 2br 800sqft+, near dunMan high, prefer mrt or future mrt, less than 10y old and at least a 50m lap pool, any suggestion?

    I just sold a 1 bedroom loft at Fulcrum for $1.318 million (710 sq.ft).

    Its going to be hard n tough to get a 2 bedroom at a prime D15 area for anything lesser. Perhaps you can try older apartment like Costa Rhu or those near Tanjong Rhu for that budget of $1.4 million.

    You can also try new mass condos like One Amber or The Esta. You probably might be able to get a small 2 bedroom for $1.4XX million but for lower floors.

    1.4M can get large unit in tanjong rhu. with 500K change to spare

    your new price elevation chart is already the discounted price?

    other than 02-01 and 03-01 direct expressway view at around 1600psf, only 14-06 at 1780psf.

    beyond that all above 1800psf. to me that is not cheap.

    however, if we compare with recent caveats:

    #26-08 2008psf in feb 2016 vs #27-08 1916psf that's another around 5% off.
    #18-05 2168psf in nov 2015 vs #19-05 2039psf that's 6% off.
    #11-03 1944psf in oct 2015 vs #12-03 1801psf that's 7%+ off.

    Wah, so much UN-USABLE space for The Meyer Rise?

    Eg 2BR unit 81 sqm, air-con ledge takes up 4 sqm, balcony takes up 6 sqm, private lift lobby takes up another 5 sqm, and baywindows takes up another about 5 sqm - That means USABLE space left only = 81 - 4 - 6 - 5 - 5 = 61 sqm, or almost 20 sqm or 25% of UN-USABLE space sold to buyers that cannot be utilized meaningfully!!!!!!!!!!

    If we built-in the UN-USABLE space into selling price, the real price would be $2250 psf of usable space!
