    There are many EC projects in the vicinity, including a PC, RiverSound which is already rocking the boat... in short, all projects there have to be at a very competitive price before buyers will pay attention. This is good for current buyers coz later, once that area is completed and things are running smoothly, prices will surely climb (at least I forsee it this way)...

    Yes agree. Hopefully by the time its ready, my unit will appreciate in the price

    My unit list price was $1,488,000.00
    My purchased price was $1,088,000.00
    And when future if i were to sell, then the valuer will based on list price or purchased price?

    Looking at this, does that means on paper, i had already made $400k?

    I'm abit gugu on this... please help.

    First this is not a silly question... nobody is born to know answers to every question...

    Second, valuer will base on current market conditions and most likely on the latest transacted price from that project (if no transaction, then on nearby projects) along with some other factors before coming to a figure... can't expect them to base the landed terrace on the purchased price 30 years back at only $80k, right? Now already hit easily $1.8mil (some 20 times increment)...

    Does anyone knows that there's a new Condo coming up near Riversound?
    It's across the road... Just googled and saw it!

    It's called : Riversails

    Waiting to see more updates on this new project... but seems like its quite a big project that has about 900units!

    Indeed there is a Riversails: 928 units. Launch price is probably around $7xx psf (hopefully). This site is worse than Riversound.
