    The quantum is too high for the typical HDB upgrader, too big a jump.

    Ya,I think mostly foreigners buying, but with the new addtional stamp duty imposed will deter buying interest.

    Townhouses unlikely to move for a while...

    Based on URA caveats, and looking at the following 3 FEO properties (with Townhouses):

    - The Seawind has 1 transaction lodged in Dec 11, 2 in Nov 11.
    - Woodhaven has 1 transaction lodged in Dec 11, 4 in Nov 11.
    - EuHabitat has no transaction lodged in Dec 11, 5 in Nov 11.

    This project already above 85% sold, so no worries for FEO.

    They will just hold the unsold units and slowly sell. Still have the last 2 towers not even launch yet.
