    Default condo in toa payoh

    which of the below condos is best investment in tpy?

    1) Trevista - 99yrs from 2008 - TOP in 2012 - $1100psf
    2) Oleander 99years, TOP=2008, $900psf , rental=$3.4psf/mth
    3) Trellis - FH TOP in 2000, $1150psf , rental=$3.4psf/mth
    4) Sky@11 - FH TOP in 2011, $1500psf, rental=$4/mth


    I feel that oleander tower is way undervalue in terms of returns as compared to Trevista which is also a 99 year old condo.

    any comments?

    I tot Oleander tower completion was in 1998?
    I have been there a couple of years back to visit my fren.. the first impression given to me is.. the project seems abit old..
    So at $900-1000psf is not consider undervalue

    Sky@11 units are big from 1800+ sqft or $2.7mio onwards for 3-bedders. No studio or 2 bedder. A total different profile of owners and tenants vs the other 3 condo.

    Unless you have a strong inclination for freehold, my view is to skip oleander tower and go for newer Trevista for better investment value. Higher floor units at Trevista will command better premium. If you look at the HDB flats, those above 20 floors at Toa Payoh is priced way above the normal heights. There aren't many condo >35 floors.

    Lets put it this way:

    Grade A:
    Sky@11 - FH/New

    Grade B:
    Trellis - FH/Old vs Trevista - LH/New

    Grade C:
    Oleander - LH/Old vs HDB LH/New

    Only good point for Oleander Twe is.. if you wish to enrol your girl to opposite CHIJ Toa Payoh.. very near & walkin distance to the sch

    Go for trellis or trevista

    Sky11 diff league...cannot compare at all

    anyway add another criteria.. u want new or old.. price is secondary after that.

    New is trevista, old is trellis.

    I will choose Trellis.. eventhrough is old.. but is still FH (Trellis is LH)

    That's smart... cause TRevista will be old after 5 years and look the same.

    Well, Trellis will look even much older. If investment and going to rent out, probably go for Trevista. Easier to lease out newer units vs Trellis. With better rental yield, capital value is protected as long as location is good.

    subjective.. price...

    u have a point.. tenants want new..

    buy FH for stay and wait for jackpot lor...

    for rental.. only new ones!

    But when years goes by.. eg. 20..30..40yrs.. the value of the FH will hold.. LH value will go down the drain..... so we called that "enjoy(rent) now & suffer later"

    But how often we hold a ppty for so long rite?

    If u always Use this kind of argument, den any 99lh will not be under ur radar

    U gona miss smthing like southbank which is the best performing condo since mid 2006 till now....almost on par wif icon as well which is another 99lh ppty

    Sky@11 is the best buy (good location, nice views, good finishing) but the units are huge (large outlay) and at 1500psf its probably overpriced now - in early 2009, the price dropped to 950+ psf

    I would for go for Trellis - the price has held up quite well even when the market went under + FH

    My take is trellis or oleander.
    Trevista is $200psf more ex than oleander but this will narrow to $100psf in 10yrs time.
    Trellis is fh so can still demand good value .
