    Cluster-landed homes launching


    BOUTIQUE developer Clydesbuilt Group will launch Eleven@Holland, a cluster-landed housing project off Old Holland Road in District 10, this weekend.


    Eleven@ Holland: Prices of the 82 strata-titled semi-detached units start from $1,050 psf

    Prices at the project, which comprises 82 strata- titled semi-detached units, will start from $1,050 per square foot (psf).

    Units at Eleven@Holland comprise solely of four- and five-bedroom houses ranging from 3,681 sq ft to 4,348 sq ft in size.

    Knight Frank, which is marketing the project, said that Eleven@Holland is modelled after a luxurious resort villa.

    In keeping with the resort theme, the project will be filled with lush landscaping and water features.

    And unlike with traditional landed homes, residents in Eleven@Holland can look forward to extensive condominium facilities such as a clubhouse with gymnasium at the basement, as well as entertainment areas such as lounge corner, a barbeque corner and a 30 metre lap pool.

    Added Knight Frank: 'Another lesser-known attraction for cluster-housing projects is the higher rental yield compared to conventional landed homes or condominium. This is because expatriate families, especially those with young children, like the fact that they are living in a spacious house, yet at the same time, enjoy the condo-like facilities. Most importantly, there is security and proper management of the estate.'

    Eleven@Holland is expected to obtain its temporary occupation permit by the end of 2014.

    Wonder how the sales of this will go.... Sounds like a great place to stay for expats.

    The woods look great too. I like the far east's cluster houses, but they are really pricey.... As usual.

    At $1050 psf, how much rental yield do you expect? If its 4000sq ft, it'll be close to $4mil. How much can you rent it for? $10k/mth?

    knight frank as quoted above and the developer (Mr. Victor Ow was interviewed in The Edge a few weeks ago) said until got dragon got tiger wor the rental yield. LOL.

    Cluster houses used to command extremely good yield. For $1.5m, it fetched some $7k monthly rental but no longer the case. Can't find such prices anymore!

    Wow those at Jurong are really cheap!!!!

    Eleven@Holland - whats your opinion on it? being leasehold and at that price.. I dont think its worth it?

    Clustering housing : basement 2 parking lots, taken as built in
    the stair of 4 stories also added up to built in
    and with AC, balcony, hardly any usable area left behind

    busy in climbing up and down everyday as well

    i am surprised u find tat wood is cheap

    to me, i tink its fairly priced but definitely not cheap

    landed aso same rite jus tat they r not basement car porch....some clustered housing comes wif lift nowadays but of coz eat into ur usable space

    clustered housing not really spacious...let say 4k sqft and divide by 5 u get 800sqft per floor with staircase, patio

    Agreed. Therefore when we look at cluster house's psf, we cannot compare with a typical condo or for that matter penthouse, etc. Too much space is used on the stairways plus carpark lots. If condo asking $1000 psf, cluster houses in the same place should only be considered decent if its at $700 psf or less.

    after so much hoo-ha, 1 more unit sold in jul for eleven @ holland. 70 out of 82 to go.

    I been to some clusters in seletar/gerald area about 3000 plus sq ft type. maintenance about 500 dollars. I am staying in a cluster of 2000 sq ft per unit in kovan area - maintenance abt 200 dollars.

    How many units in total for ur project? 200sounds really cheap

    But expect to add in 100buck sinking fund when u guys form ur own mc

    400-500buck maint fee about right for clustered
