    The Miltonia Res. close to 98% sold

    Skies Mil will be hot. Will see in a month or 2. Anyone has any pics???

    The median psf should be higher than Estuary by looking at recent land bid prices islandwide. No longer look ulu as HDB going to develope Yishun N5.

    No competition in the vicinity as MR is almost sold out. If there is GLS in 1Q13, it will take another 6 to 9 months to launch.

    Unlike punggol or pasir ris, no competition to sell in the foreseeable future. Developer can take their time to sell. With the influx of Chinese Developers, it is much harder to get land. MM high flr unit might go for $1.1kpsf to $1.2kpsf. Over $550k quantum. Still sellable.

    Thought of buying one small for investment.. Must reconsider, since I need to fork out 40% payment- at least 400k

    Bright side I bought MR last year

    Huh? 3 BR you considered small investment?

    MR is a good buy at $850+ psf. EC now $750 - $800+ psf liao.

    I am speculatiing that the next LTA planning mrt line will be NCL.
    1. Yishun population will increase another 25% with BTO in N3, N4 & "totally new" N5.
    2. Seletar Aerohub (main)
    3. Punggol (BTO & pte)
    4. Pasir Ris (mainly pte)
    5. CIA

    These are the places that NCL will run. Connecting north to the norheast & far East, but that will happen after 1 of the existing constructing line has been completed.

    2 bedder more to my budget....but 1000 psf..payback period long

    Also I need to put 40% down in cash...budget 300k for down....maybe I will get better return elsewhere or other instrument...wait for the crash

    MR's buyers can reap immediate return

    SM buyers will have to take a longer term view

    Current price is close to lower scale property in CR and mainstream in OCR

    Yishun is suburbia...SM price is fueled by bubble, pent up demand from people who miss MR, wrongly comparison to HDB prices sold in CR and hard selling by agent

    When it TOP, i fear the return will not be significant or if there is an adjustment, there will be paper loses, especially in term of rental yield

    In long run, the SM investment should be ok...long run

    u mean different stack have different dates for the progressive payments?

    i'm one of the last few that bought it. stack 61 high ceiling.
