Air con ledge is larger than balcony, and very far from MRT...

Not sure if there is a through route to Bartley MRT... no space from the rear and the front gate is simply too far... hmmm...

Just noticed that the developer is asking a higher psf for its 2 bedders (about $12xx psf) than its 1 bedder (about $11xx psf)? Agent also don't understand why. Anybody with any idea?

The 2 bedder is almost the same size as the 1 bedder, but since it is sold as a 2 bedder, it must be more expensive than the 1 bedder.

About 70% sold after a few weeks of launch. Considering the location, facing and psf, quite good sales.

Only psf is quite reasonable. Location is ok only but no back door accessibility to MRT so minus mark. But it is doing well because they're all small sized units.

Minton 2 bedders sold out? Should be cheaper than this one. Nearer MRT plus excellent facilities = better rental yield?

It's $6xxk for small 2 bedder. Don't think Minton's 2 bedder is so cheap, though bigger floor area?

Like that might as well go for 1 bedder loh... Do ur own partition is much cheaper and u just need a panel of dark glass plus doors.

Only inference is that developer pushing MM fast lor... So many in the resale market... Listings wahahaha

Small developers are trying to let go of MM before the tsunami comes.

Developers don't have to deliberately try to sell off the 1 bedders quickly because more often than not, the 1 bedders are usually the first to go in most projects. Furthermore, this project is primarily consisting of small units. Only 2X 3 bedder. Several 2 bedders and mostly 1 bedder! It's target buyers are mainly investors!

If its good location, it'll be snapped up by now. This project primarily targets the investors so more difficult. Looking out for Bliss@Kovan. Better location.

The recent new launches are asking ridiculously high prices for such boutique projects in D19. For the bigger projects, ATT and boathouse still asking ok psf. Urban Residences and Suite@Paya Lebar are all calling $1200psf and above. What's Bayou Residence asking? What about La Dolce Vita? Maybe can go for these two projects rather than paying so high psf for the neighboring projects.

The Vue and Bayou Residence both only have front access so not near MRT. La Dolce Vita has a rear entrance and walking down How Sun Drive, its 5mins to Bartley MRT. Coming back would probably be 7 mins upslope.

Prices hasn't really climbed since. Hmmm... $12xx psf for studio is a good deal compared with Bartley Residence at same premium for FH vs LH. But I guess proximity to MRT is king then...

How to justify the price premium?

    FH vs LH

    proximity to MRT

Full condo facilities vs minimal facilities
