    Smile Is it a good time to sell property at District 11

    Hi,

    I recently (feb 07) acquired a property around the Newton area for under $1000 psf. Should I sell or rent?

    Newton stretches from the circus at Scotts Rd to the Novena area, with Evelyn, Lincoln, Buckley, and Surrey in between. Different locations n Newton have different pricing. You should assess based on your location and the price you bought at. For some who bought very early, they may feel that this level of profit is enough for them, so they don't mind selling and taking the profit.

    If you had bought not so early at a higher price and you feel that your profit is not enough, then I can say wait a while more for:

    - remaining enblocs to go through. Just calculate the developer's break even cost. this will help you estimate the future selling price $psf of a Newton condo.

    - other Newton and Novena properties to launch. So far, there is Park Infinia still holding back about one third of their units. Wing Tai's Newton Meadows not yet launch. Lincolnsvale enbloc not yet launch. Olivio enbloc not yet launch. [email protected] Newton not yet launch. Allgreen's Viva also not yet launch, plus Fraser Centrepoint's Novena Square condo also not yet launch, but these are considered more to Novena side and Fraser's condo is 99 years.

    So if you think like the developer, then of course now is not a good time to sell.
