    Default condos at cuscaden/tomlinson area

    there has been a lot of activity at cuscaden/tomlinson area...
    1)a new mixed developement 31 storey is building opposite the regent hotel.
    2)Another next to camden medical has been covered up and due to be torn down soon.
    3)Tomlinson Heights is preparing to launch and already several caveats were logged pre launch at 3100 to 3300psf.

    All these developments were asking for around 3000 psf and most have increased plot ratios.

    The tomlinson and cuscaden residences were currently still sitting on the old plot ratios...cant remember the exact

    But the tomlinson which is opposite the new 31 storey building is only up to 20 storey.

    Anybody here thinks there is a potential to enbloc next time the older developements which were still under utilised (with the older plot ratios)?

    This area is becoming the new construction site.

    Any insights will be much appreciated.

    Cuscaden residences, The tomlinson and Orchard Parkhouse are the only 3 freehold strata-titled residential projects left within the Orchard Precinct and are therefore eligible for "bonus plot ratio" and conversion to "commercial/hotel"use in the event of redevelopment/enbloc according to URA guidelines. I think their innate values will be enhanced by the surrounding developments. The site next to Camden medical was bought at enbloc record price by a group controlled by Malaysian tycoon francis yeoh for the development of hotel/residential project, similar to St Regis hotel/residences nearby.
