what are the boundaries to be considered Orchard Road?
Is Orange Grove Residences part of Orchard Rd?
Leonie is part of Orchard or River Valley?
or condos more than $2500 then considered part of Orchard? (so Leonie definitely out)

next downturn, will try to get 1 if budget permits.

More office bulidings will be converted to residential in CBD to build more shoeboxes. That's for sure. Many office bulidings in Tanjong Pagar r like ghost-towns. The demand of office space did NOT increase, but supply keeps increasing. So companies just move to the new bulidings and the old ones are left empty. It's a matter of time before all gets converted to residential for for more shoeboxes. After all, demand for shoeboxes are still high due to the low quantum. Look at March sales, all the top CCR projects are shoebox.
