    Default The Arris

    what about the investment/rental potential or problem with The Arris (FH, 63 units) along Yan Kit road...

    kinda small projt...now sure whether can attract rental (but of course, it bigger than El centro)..

    all those projects u had mentioned will face vy stiff competition with other newer/modern projects in D1,2....shorties....lack of facilities....dated facade....mabe only buy and hope for enbloc one day....not many sellers too....

    What the Arris has that the surrounding doesn't have, is space. The 1 br units are 600 to 700+sq ft, and there are no balconies, planters or bay windows. You get what you pay for.

    If you compare the price, a 1br at Arris is comparable to a 1br in Icon or Clift. It may not have the spectacular views, but it's much more spacious. It will appeal to those who prefers space to views. Rental's not bad too.

    And it's FH. I think it's a better buy in the long run.

    I like the sleek design, suspended glass pool and all.

    there's one flaw at this development, if you are driving, you are forced out of the CBD (one way yan kit road) and have to re-enter it if you are going to other parts of the CBD, the estate is also dwarfed by the Pinnacle next door, and also it is directly facing tanjong pagar plaza, not much of a view.

    not very convenient also if u dont drive..its a long walk up the slope from tanjong pagar rd..needless to say,its far from the mrt station.
    good thing is its FH status..

    This project is designed by the same person who designed paterson edge, full length glass is his signature.

    It's better for long term investment as FH land is hard to come by in the area.

    fyi,in the living room,there's a segregation on both sides of the full glass window which enable it to be open on both sides..in the master room,only 1 side is segregated on the full glass window which means opening only on 1 side..

    yo... i check out the actual site and the one bedder studio...
    the layout is funny..esp the bed room ward robe.
    It may be FH...but the layout of 700ft doesnt show up as that size to me, and it open concept kitchen...despite a 700ft one bedder

    time to check out emerald gdn
    exterior is nice but interior cannot make it
