    HDB launches new BTO flats in Sengkang, Bukit Panjang

    THE Housing and Development Board (HDB) yesterday launched three new build-to-order (BTO) pro-jects offering a total of 1,593 flats.

    Two of the projects - Fernvale Flora and Fernvale Gardens - will be in Sengkang, while Segar Vale is in Bukit Panjang.

    Fernvale Flora, bounded by Fernvale Road and Sengkang West Way, will have 521 standard flats. These consist of 93 two-room units, 107 three-roomers, and 321 four-roomers.

    Fernvale Garden, along Fernvale Link, will have 382 standard flats, including 210 four-roomers and 172 five-roomers.

    A five-room flat in this estate will sell for $310,000 to $378,000. According to the HDB, the price of a comparable five-room resale flat in the vicinity is $432,000 to $515,000.

    A four-room flat will sell for $240,000 to $311,000, compared to $373,000 to $446,000 for resale flats in the vicinity.

    Segar Vale, bounded by Bukit Panjang Ring Road and Segar Road, will have 690 standard flats. It will offer 690 flats comprising 112 two-roomers, 112 three- roomers, 269 four-roomers and 197 five-roomers.

    A five-room flat here will cost $298,000 to $354,000, slightly less than the Sengkang projects. HDB notes that a comparable five-room resale flat in the vicinity would go for $389,000 to $425,000.

    While all three projects are situated near the Light Rail Transit stations (LRT) and various shopping malls, PropNex, Singapore's leading real estate company, noted that 'buyers might not be attracted to Bukit Panjang as it is rather inaccessible compared to Fernvale Flora and Fernvale Garden'.

    Applications for the new flats can be submitted online from Feb 28 to March 14.

    HDB plans to offer 22,000 new flats under BTO in 2011. Homeseekers can look forward to another 1,500 BTO flats in Jurong West and Sengkang next month.

    This will be supplemented by the Design, Build and Sell scheme (DBSS), and the Executive Condominium (EC) Housing Scheme, with 4,000 DBSS flats and 4,000 EC units in the pipeline.

    1,600 flats launched in Sengkang, Bt Panjang

    THE Housing Board yesterday released a fresh supply of almost 1,600 flats.

    First-time home buyers can pick from three new projects in Sengkang and Bukit Panjang under the build-to-order (BTO) scheme which builds flats only when a certain demand is reached.

    Prices for these standard flats - which are built with no frills, unlike HDB's premium flats - will be the main draw.

    They range from $83,000 for a two-room flat in Bukit Panjang to $378,000 for a five-room unit in Sengkang.

    At the new Fernvale Flora project in Sengkang, located at Fernvale Road and Sengkang West Way, there are 93 two-roomers, 107 three-roomers and 321 four-room flats offered. At Fernvale Gardens nearby, HDB is offering 210 four-room and 172 five-room homes.

    Both projects are close to Fernvale LRT station, and residents have access to facilities such as the Sengkang MRT/LRT station, bus interchange, Fernvale Point, Compass Point and Rivervale Mall.

    At the new project in Bukit Panjang, Segar Vale, there are 112 units of two- and three-roomers each, 269 units of four-room flats, and 197 units of five-room homes. A supermarket, eating house, shops and a childcare centre will be provided in this development, said HDB.

    Mr Adam Tan, spokesman for property agency PropNex, said the Sengkang sites could be better received than the new project in Bukit Panjang as there are currently no three-room flats available in Sengkang. 'Buyers could also be enticed by the relatively low cost of the new flats... which is about 25 to 30 per cent cheaper than a resale flat within the same region,' he added.

    Yesterday's sales launch was HDB's second sales exercise of the year. It released 1,728 new flats in Bukit Batok and Yishun in January. It plans to offer 22,000 new flats under its BTO scheme this year if demand is sustained. HDB will launch a further 1,500 new flats this month in Jurong West and Sengkang.

    Demand in recent years has caused resale flat prices to climb steadily - by 14.1 per cent last year - prompting concerns about the affordability of flats.

    Home buyers can apply for yesterday's launch of new flats online until March 14.

    As of 5pm yesterday, HDB had received 1,076 applications for its 1,593 flats launched, with four- and five-room units getting more bids.
