    400 homes in two high-profile condos sold over weekend

    HOME buyers picked up about 400 homes at two eagerly anticipated condominiums over the Easter weekend.

    More than 280 units at Reflections at Keppel Bay and 120 apartments at The Seafront @ Meyer were sold in the past few days, their developers said yesterday.

    The units at Reflections sold at an average price of $1,900 per sq ft (psf), hitting a high of $2,520 psf for two four-bedroom units, developer Keppel Land said in a statement.

    Keppel Land has released three of the project's six tower blocks and four of its 11 villa blocks - 350 units in all. More than 80 per cent of these homes found buyers.

    The rest of the project's units will either be released to home buyers at a later date or sold collectively to investors, Keppel Land said.

    Mr Augustine Tan, Keppel Land's director (Singapore residential), said the developer planned to launch only two tower blocks initially, but released another due to the strong demand.

    'This is the final tower block that we will be releasing for sale to the public as of now,' he said.

    'We have also been approached by foreign investors interested in buying entire blocks in the development.'

    Keppel Land also said it has received 'many inquiries' for the Reflections penthouses, and 'will be making a decision on how these penthouses will be sold'.

    Over at Meyer Road, CapitaLand released one block of 184 units at The Seafront, and sold 65 per cent of them.

    The average price was about $1,500 psf, with a typical three-bedroom apartment going for $2.5 million, CapitaLand said.

    The units now on sale range from a $1.42 million one-bedroom unit to a $9.2 million penthouse. This works out to a range of $1,331 psf to $2,157 psf.

    Most of the apartments that have been sold in the 24-storey project were larger units with a view, said Ms Patricia Chia, chief executive of CapitaLand Residential.

    She added that one penthouse sold at close to $9 million.

    She said CapitaLand was 'happy with the take-up rate' and would be releasing the next phase of units 'over the next couple of weeks'. The Seafront has 327 units in all, which means that about 200 apartments are still up for grabs.

    Both Reflections and The Seafront drew strong interest even before their launches, with some buyers queueing for up to five days for The Seafront.

    The highest prices at both projects have also set benchmarks for their respective areas.

    At each condominium, 60 per cent of buyers so far have been Singaporeans and the rest foreigners.
