    Developers continue to be bullish and bid HIGH....

    URA receive 8 bid a for Bartley Site

    SINGAPORE : Property developers Intrepid Investments, Sunmaster Holdings and TID Residential have jointly submitted the highest bid of S$413.3 million for a residential site at Bartley Road/Lorong How Sun.

    The Urban Redevelopment Authority (URA) received a total of eight bids at the close of the tender on Wednesday.

    The second highest bid of S$410 million came from Sherwood Development.

    The 22,094 square metre site, with a 99-year lease, was launched for tender on February 10.

    CBRE Research executive director Li Hiaw Ho said that a high-rise condominium of around 620 units can be built on the site.

    He also pointed out that the top bid works out to S$621 per square foot (psf) per plot ratio and this translates to a breakeven cost of S$1,000 to S$1,050 psf.

    Mr Li also said that a new condominium project, Nin Residence, located at Potong Pasir MRT Station was launched at S$1,250 psf in December last year.

    "We expect units in the new residential project on the subject site to fetch prices at about the same level," he added.

    URA said it would decide on the winning bidder at a later date.

    Both have it's pros and cons. HDBs are indeed getting better, the real difference is your neighbours, swimming pool, gym, tennis and security guards. If u have no need for them, HDBs are the best.

    Hdb got 2 thing i dislike n 1 thing I hate

    1) dirty first floor, pple just throw things on floor from top. Tissue, cotton butts

    2) mscp not always connect to your block

    3 new car 90% chance will attract scratches! N there is 1% chance cake will land on it.

    The way that they are building new condos - they might have this prob. In order to maximise saleable sq ft, the developers have shrunk car parking space. I even heard of one new condo in Serangoon that the owners have to bid for the car park space as there are not enough for the number of units available.

    And even in older condos, many households these days have more than one car and you still may not be able to find a space near your block (unless yr unit have allocated space).

    Agree abt the urinating in lift/car park for HDB. No matter how far Singapore has advanced in the past 2 decades, we are still having this prob. However, I seem to see less of it in more "affluent" estates though. Where the general income level of the ppl living there seems to be higher.

    Hang on to yr HDB unit though (if you own private property). You will not be able to buy another one again unless you dispose yr private property (since the new rules had kicked in). Eventually the standard of living in Singapore will rise and there will gradually be less of these "antisocial" practices.

    Having said that, I saw one unit on the floor above mine with red paint on the door That's another thing that is not likely to happen in condo.

    I think no mood to perform l.eh - situation not getting better and election getting closer. I think also need to take VALIUM. Or end up in same situation as Health Minister. Stress is not good for health in ppl of such age.

    Looks like developers are all taking turn to landbank OCR sites within close proximity to existing or future MRT lines. $1000-1250 psf is going to be new normal

    They are all playing very macho. See who has the most money to throw down on the table for new sites. They also need to protect their existing stock of unsold/unlaunched units. Cannot let the price drop or they will have to write down the value of their stock.

    Not exactly in glory if stepping down now. Haven't manged to tame the property "tiger" yet.

    Notice that these big developers are bidding at record prices and if 1200 psf is the new norm in OCR, then these same developers who have holding power will dictate market. Investors have no choice but to buy at 1200 psf unless they go for older projects or not near MRT projects but these other projects do not appeal as well to investors leh... interesting market trends to follow... see who more stubborn...

    If they're playing for holding power, of course listed ompany will win. Do placement or rights issue. But small pte developer will not have the same access to capital.

    They are buying both ends, high end and low end. But obviously many many more are buying the low end since that is what most can afford mah! Don't even need to see this news actually. Didn't I tell everyone here previously that West Coast is another place with many many Chinese from China living there (including his Crabelle)?.

    To the PRC one end of Jurong to Tanah Merah is very near, as long near MRT station, most are happy to buy...., distance is short compared to traveling around in China. PRC culture already being exerted in many heartland..., some are even running food stalls in hawker centres and kopi tiam, cashiers in supermarkets, etc....

    PRCs are everywhere lah. Didn't read today's papers? Sentosa Cove is their playground and most buyers are PRC. Top buyers of bungalows are PRCs

    sentosa suppose to be exclusive, prestigues, quite, relax, heavenly feel..... too many prc spoil the entire image, talk loudly, spit anytime/anywhere, squating by the road, jump queue

    rich prc still do not have the civilise culture..... few years time the once relax exclusive place become one of the china village!!!

    i hf seen civilised rich PRC in macau wor...but they do talk loud loud....i buay tahan too

    one time in beijing during the cold period. i noticed something on the floor , it's a frozen spit ...look on the wall of building, its there too..

    look into the toilet, i noticed it's there too "frozen spit"....

    My friend once told me that in China (he married PRC zabo) with a 1.3 billion population, you have to shout to be heard. I'm sure the rich PRCs got to where they are (not the little emperors and children of tycoons of course) not by playing polite but have to push, shove, shout, and wrestle their way into success.

    Totally agreed.... its in their culture... went to disneyland in HK with my kids and observe all their really bad habits and behavior. They will cut queue as if there is no queue. They speak super loud. They will stand so so so close to you that you become so so so uncomfortable. Adults will fight with my kids to get onto a ride. So embarrasing! And yes to the spit onto carpets stuff... No wonder the carpets are so soggy!

    Many years ago, Singapore have anti spitting campaign. Here, if get caught, FINE$. Guess, we have grown out of this...., in time to come, these PRC in Singapore, perhaps their children growing up here will rid of this habit. Environment may bring a positive change in behaviour..., hopefully

    Agreed. Singapore may have come very far but still behind Japan. I heard that Japanese children are made to carry a paper bag to school as their personal dustbin. They have the habit to keep their environment super clean. We look at our HDB void decks and will understand why we are still so behind the Japanese.

    Taiwan hikes key interest rate


    TAIPEI - TAIWAN'S central bank raised its key interest rate on Thursday to curb inflation and battle skyrocketing property prices.
    The bank hiked the discount rate by 12.5 basis points to 1.75 per cent faced with inflationary pressure notably from rising commodity prices.
    'As crude oil and grain prices keep rising... the consumer price index is forecast to rise 2.0 per cent this year,' the bank warned in a statement following a board meeting.
    'The board feels that raising interest rates is expected to ease anticipation of further inflation and thus help stabilise prices.' Taiwan's CPI stood at 1.0 per cent in 2010.
    Soaring property prices, signs of a steady economic recovery and healthy exports also prompted the bank to raise rates, it said.
    The island's economy grew 10.82 per cent in 2010, its fastest rate for 24 years, fuelled by rapid expansion in the island's main trading partner China. -- AFP


    Will MAS tighten up its monetary policy to curb inflation instead of hiding behind the "open economy" argument when asked to curb real estate speculation?

    Actually not only Japan, many 1st world global cities have old apartment building much older than our HDB, but surrounding is cleaner than our HDB. From outside, one look at these 1st world global cities apartment buildingS, they look less modern and less attractive than our HDB, but at their ground floor or surrounding, it's cleaner and pleasant. Hopefully, we can get there sooner without more FINE$.
