For those whom like District 9/10, share y u like this district?

    To get the ball started.....

I like the ambience ard Tanglin road to Botanical Gardens. The rows of old trees ard this ard running all the way to Holland road from Tanglin is very nice. Favourite tea place- PS cafe @ dempsey hill.

    U r inviting trouble man

    ...

For me, let me think.... the old trees and shadows they cast along the roads when u drive out, or walk the dog; the peace and quietness without the road noises and yet 15 mins away to all the buzz or boomz ; 30 mins saved every morning to have a coffee and finish the newspaper, 30 mins saved in the evening to spend with family playing a game before sunset... and i think the air is less dusty...

Btw this whole area very big lah.... Some are quite different from the others.. I like certain parts of bt timah

Agreed. Went around MGS backroad which leads to OLD holland road(where cascadia showflat is) and out to Dempsy road.

That stretch is total serenity. Very much like Australia.. I liked!

But you guys noticed there's a very very very very large plot of land along old holland road.. Why no development there?

Good feng shui for the dead or for the living?
Anyway, anybody knows of any prime luxury condos sitting on top of burial grounds? Not shopping centres.

Bishan is bulit on cemetry groudn, also check out Ngee An Kongsi, one of these maybe Condos now:

    http://www.ngeeann.com.sg/webtop/tem...einfo=memorial

Memorial ParkOne of the primary objectives of the Ngee Ann Kongsi was not only to look after the well-being of early Teochew immigrants but also to ensure that they had a final resting place. At one time, the Kongsi owned various sites scattered around the city including Guang En Shan in Thomson, Guang Xiao Shan in Upper Bukit Timah, Guang Shou Shan in Clementi, Guang Yi Shan in Upper Serangoon, Guang Xiao Shan in Upper Bukit Timah, Guang De Shan in Sembawang / Yishun, Guang Ren Shan in Changi, Hong Qiao Tou in Kampong Java and Tai Shan Ting in Orchard. Tai Shan Ting is where Ngee Ann City stands presently and Guang Shou Shan in Clementi was the site for Ngee Ann Polytechnic

Thanks. From news paper article, looks like only Ngee Ann City (not a condo) built on cemetery. Bishan is not luxury or prime area by any measure.
So we won't expect anything expensive to be built on that piece of land?

Don't think garment has ever released land parcels for GCB. Not politically correct, MBT will kanna humtum by opposition....

besides, who wants to buy 99LH GCBs.

Most likely low-rise housing or even cluttered ops, cluster housing.

in nov 2007, i went to a land auction by SLA. there were a few GCB plots at eng neo ave/Linden area sold by govt. but of course these are 99 year leasehold GCBs (yes, still classified as GCB nonetheless). there were takers and even quite an active bidding for one of the GCBs.

there will be upcoming supply for GCBs for sure with Turf City lease ending next year (zoned residential) and Caldecott Hill vacating in a few years time. both areas are already surrounded by GCBs. but likely to be sold on 99 year leasehold of course.

Eng neo, linden, turf city, caldecott hill: all are D11 and does not fit into this thread.

MGS is D21 and so are many parts of old holland road. Tessarina that side on the border of D10/D21, while the ulu pandan side is D21, just opposite Pandan valley..

foreigners buy sentosa for a convenient and safe place to park their money. They will wait for market to go up, sell at a profit and move their money to another place. I do not think some of these foreigners have the interest to live in a cock location like sentosa. if you live in sentosa cove, walk here walk there all within the cove, unless you drive out to mainland. i think after a while, the rich staying there will get sick of the tiny little island coz it has nothing much to offer in terms of day to day amenities.

i remember the cheapest GCB land plot sold (one of the sides is beside eng neo main road) went for 5m+ for min. 15070sq ft, so its indeed 300+psf.

I think Property Owner probably bailed out of the place already coz he did complain about the place.
