That actually makes sense because if you are an expat and your child goes to an international school, how does proximity to ACS affect your quality of life?Maybe that's why rental is better in other districts?Because Singaporeans don't like to rent?Originally Posted by devilplate
Thank you orange for your very detailed post.Would you know if the Marymount area is reasonably close to SJI?I'm asking for a friend who may eventually put his children at the French school but just in case finances don't allow it,he wants to be near a reasonably good local school.Originally Posted by orange
Although I have heard that proximity to the school is no longer a guarantee of admission
I am beginning to suspect that you can't read. read my my post again before you utter more nonsenses.Originally Posted by teddybear

Simple - just get rid of the bloody bus lane (LTA immediately increased the road width by 33%!) and get rid of all the buses from CBD.

The uniqueness of D10 is not in its schools, but in its diverse character. Choose from prestige urban living near orchard to genteel lord of the manor living amongst lush lawns in the landed estates along holland road, to the commercialised bohemian character of Holland Village to the more affordably priced landed houses in the bukit timah/coronation west area (not all though, the highly prestigious queen astrid park is located here), to more affordable borderline prestige condos in Mount Sinai.Originally Posted by devilplate
The eastern part of district 10 is in the upper orchard area (ardmore, claymore, draycott) and tanglin, very prestigious areas near the shopping district. These are urban in nature, with high rises making most of the residences there.
Moving northwest and westwards we have part of newton, stevens, cluny, part of bukit timah on the northern side and dempsey/botanic gardens, holland road, leedon, holland village, sixth avenue and mount sinai on the southern side. These areas are more or less dominated by landed properties, of which more than 2/3 of the entire GCB zone on the entire island are situated. Condominiums form a substantial number of residential dwellings here, though.
The bulk of the western part of D10 is connected longitudinally by balmoral/anderson/stevens road, farrer road, sixth ave and the tony estates that lie within them.
If you are more curious, you can consult google maps.
Directly north of D10 lies D11, whose northern cut off is the PIE running across the region.
D11 is similar in nature to district 10, with the eastern parts of the district dominated by high rises and the bulk of the western part having mostly green landed estates, including GCB areas. D11 is mostly residential, with a small village-y enclave in Greenwood having restaurants. The rest of D11 are elite school compounds. There is potential for many more landed areas in D11 in the Eng Neo Turf Club area and the Bukit Brown area demarcated by Lornie Road and PIE in the northcentral part of D11. They are now undeveloped and are an attractive proposition for developers once the URA decides to release the land.
When it comes to boasting the priciest real estate in singapore however, D10 takes the cake.
Both these districts are bounded on their western ends by D21.
u very funny lah. Most of these schools are on the same stretch of road, but on diff sides. For the sake of schooling children, both sides are equivalent. But for other things, it makes a diff. For ex. NJC, NYGH, RGPS are all on the dunearn rd side, but for traffic purpose, bt timah side is better, because it can get out from holland, farrer etc. Also there are a lot more trees/ greenery in thr coronation side. U can see houses in watten are far cheaper than coronation/duchess side. Same thing goes to those bunch of ACSs. The opposite balmoral side are close enough and better too. I'm not saying D11 side is not good, just that ur "theoretically speaking" term is very funny. For D11, the university rd side is pretty good too.Originally Posted by orange
It is pretty close, but of course the trevose, whitley, goldhill, malcolm and mount rosie estates in D11 proper would be even better. There are several strata titled cluster developments there for sale and lease, meaning foreigners can buy.Originally Posted by francophile

however, there is no restriction for strata titled cluster housing within a condo

What is restricted residential property under the Residential Property Act
A foreign person cannot acquire or purchase restricted residential property unless he obtains the prior approval of the Minister for Law. Such property includes:
- vacant residential land;
- landed property [i.e detached house, semi-detached house, terrace house (including linked house or townhouse)]; and
- landed property in strata developments which are not approved condominium developments under the Planning Act.

Wow orange, I am impressed.... That is exactly what I wanted to say...knot as articulate as you.... That is exactly why I think D10 is best....
personally i like the D10 feel, just as Orange had very skillfully described. IF u enjoy places like Holland V, Dempsey Hill, Lush greenery like Botanical Garden and appreciate the wide range of shopping/restaurants on Orchard shopping belt. D10 is a very nice region to stay. Near to the buzzing action, yet one can get a home in one of the quiet corner of area.
The action is only 10 mins away from your house. All of the Lifestyle with relatively lower population density. Not everyone appreciates these quality though.
Sorry 2 lanes become 3 lanes is increasing by 50%! LTA sure can make wonders by removing the bus lane!

very important points you missed:
* Few cows would want to give free milk to bulls living outside of D9 & 10? (those cows that do instead, no bulls want them)
