    Default New Launch : Space @ Kovan (Former Kovan Centre)

    The former site of Kovan Centre will be launching soon. The new Project name would be "The Space @ Kovan" Total 140 units + Shops . Exclusive agent said that the price range per sqft approx S$1200-$1500. Units will be ranging from 350sqft-1580sqft.

    There are many other choices for that type of psf.

    Too expensive for that area.

    It willl be hard to re-sell any higher.

    $1000psf @ lakeside many people already say is not a good deal even with future "2nd CBD". You decide.

    Quite a sizeable commercial component, any idea the anchor tenants (if any??). Good or solid anchor tenants would be a big selling point like greenwich

    The ground floor units are interesting since they are above the shops n pool in on roof top. Look like a nice cosy development.

    I just don't like developments with shops at the ground level. It cheapens the image of the entire place as you don't know what type of shops will open there and what type of customers will loiter at the ground floor. Anyway it is priced too steeply.

    It would be interesting to see what kind of tenants will be attracted to the commercial area, the niche kind maybe?? but unlikely to be those that appeal to the masses as they would have established themself at Nex. Did anyone see the size of that place, almost unbelievable.

    Talk on the street is that government wants to move the prostitutes from Geylang to Kovan.

    Maybe the shops will be Pubs, Nightclubs , KTV etc.

    When I see the Hotel 81 already at Kovan, I begin to believe the street talk.

    I had seen the floor plan, the layout is good, quantum is small. Looks like a big sell out is possible.

    Really? I think it's more of expanding Geylang/Joo Chiat to include Kovan

    went to see the commercial spaces today. the agent think that its a good deal to buy the commercial spaces. But the surrounding like very quiet. it make me wonder who will pass by there

    It's very quiet there. I have a friend who has a company in a small mall near that area and I don't really see many shoppers. Most people staying in this area go to the Kovan mall itself or the shops around it.

    Nearby got NEX, so I don't think there will be many people who want to shop at the small retail stores...
